Structural Survey (Flat Roof)

Hi all

I've had an offer accepted today on a property. I am wondering what survey to get done? Basic, Homebuyers, Full Structural.

I've viewed the property and I can't see a problem. I am a little apprehensive as the kitchen has been extended and has a flat roof which is felted.

Would you recommend a very in-depth survey? If problems are found is it cheeky to renegotiate my offer.

(Just as background: the house was advertised as "Offers in Excess of £211,000". However, as someone offered £216,000 I had to match this which they accepted (due to first time buyer status rather than a chain).

    If there's any extension work, I'd lean toward a full structural survey. It's important to find a good surveyor though. I had one done by Mr Magoo (missed leaking roof, blown plaster, thought a gas fire was an open fire), and one done by a guy who included about 100 photos and accurate details.

    Not all reports include a valuation - check whether it's included.

    You can always renegotiate but you'd probably need something that was fairly substantial, and not immediately obvious to the lay person. Some things will always come back as needing attention - electrics for example, which only tend to meet the "current standard" if they are very recent.

    You can often tag your survey to that of the lender's valuation. A double edged sword - can save you money, but you're tied to their surveyor then, and the lender will see all the gory details too. Could work in your favour in a negotiation. Could scupper everything over some minor work.
