they're in the top 3 for our area, 65% sell rate, average of 44 days to sell & achieve 96% of asking price. the top rated agent would cost us nearly £5k. so we think it's worth a punt initially.

Purple Pricks do a great deal of advertising saying they sell more properties than any other National EA. What they don’t say is that PB consider a ‘sale agreed’ to be a sale. Most people only consider it a sale if it actually completes, which a high % of theirs do not.

If you use PB conveyancing you will not get anywhere near a solicitor. You will only deal with an admin assistant who has not got a clue. It will only be signed off by a solicitor at some point before exchange (if you ever get that far).

We had several offers on our property, and one couple took great offence when I refused to consider an offer from them as they were selling through PB.
20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

taking the figures from PBs website

    36973 listings
    20801 available
    16172 SSTC

The recognised industry fall through rate is around 30% so 11321 sales should complete. so PB only sell/complete on 30% of total listings but get paid on 100% and they still cant make a profit so have rely on investor money to keep going.

Solicitors are only tested when things get rough. The trouble is, you don't always know if or when they will get rough, as this can depend on the people you are buying from/selling to, and they don't always tell you the truth upfront.

We're in a pretty [STRIKE]rough[/STRIKE] complicated transaction at present, have been mired in it for months, but a good local solicitor is currently keeping it all steady and us sane. I'm glad to be dealing directly with a sensible human and not to have to be dealing with some online outfit where every time you contact them you speak to someone new.

We sold through Purplebricks and used their conveyancing company as well. We did our own viewings. Can’t fault either service actually. Conveyancer answered all questions within 24 hours and chased buyer /solicitor endlessly for us (and I had an incredibly trying purchaser) the agent was also very helpful. Also viewed a couple of properties through them and was able to book very easily but again was vendors doing the viewings so maybe that’s the issue others have faced?
