    they're in the top 3 for our area, 65% sell rate, average of 44 days to sell & achieve 96% of asking price. the top rated agent would cost us nearly £5k. so we think it's worth a punt initially.

    We achieved asking price within a week, sale went through in 6 weeks - our agent had fabulous reviews on Trust Pilot. He was great at calming our and our buyers nerves (we hadn't sold in 10 years). We paid for extra for viewings and a premium right move listing. Paid up front and used a locally recommended solicitor (who were fabulous). Their (PBs) solicitors seem the bit that lets them down the most. We decided it was worth a punt and if it didn't work we would go the usual route. As it was we saved ourselves thousands! (Good job too as we ended up pulling out of our first purchase and that cost us the same amount we saved really in abortive solicitors fees and surveys)

    if you use a cheap conveyancer, don't expect best service, you get what you pay for and sometimes it can make sales fall through as the buyer gets frustrated

    Be wary. Plenty of solicitors do conveyancing on the side, but spend most of their time doing personal injury/litigation etc.

    I wouldn't use a solicitor unless I knew they did conveyancing and nothing else.

    Bigger firms can be better because you know they have a dedicated conveyancing department.

    I'd only use a solicitor whose office I can visit. Makes dropping off paperwork so much easier, no worries about it getting "lost in the post". If something is going wrong you've got an actual office you can go to to speak to someone about it.

    I know this is MSE and saving every penny counts, but this is one of those times where the value of something is more important than the cost. Trying to save a few hundred quid in the short term could cost you thousands in the long-run.

    Couldn't agree more about using a local solicitor whose office you can pop into if need be.
    We are using a firm 5 mins walk from our current home, who have a dedicated conveyancer. She is lightning fast and everything is dealt with the day it comes in.
    We can just drop off all documentation, in person, including search fees, in cash. This saves a great deal of time overall and enabled searches on our purchase to be applied for that same day; we had the hard copies in 2 days.
    Also as we too sold through an online selling agent (House Network) therefore having had no one to leave the keys with on completion, we have been able to arrange to leave them at our solicitors office for our buyer to collect on the day.
    Id advise going with a bricks & mortar solicitor.
    (I'd also be avoiding Purple Bricks, tbh!)

    I would never use recommended solicitors by EA - especially online ones. Find good local to your self or local to the house - might be more expensive but so much better !

    but like i posted earlier, we used a not cheap solicitor for conveyancing on a purchase previously & that was on the verge of being a nightmare. higher cost doesn't always mean better service.

    i agree :) i'm looking for conveyancers, not solicitors who also do conveyancing.

    'local' is a bit of an issue as we're living away from the property 90% of the time, 300 miles away. in this case, local to the property would actually be a hindrance to us i think.

    thanks for all the replies. i'm not looking for cheap conveyancing, just good value for money for what we need on a 'simple' sale. i'd happily pay double the cheapest online quote to get a good service, but there's no way to guarantee this.

    we had another EA do a valuation visit, same as PB, love it, will sell straight away due to location, size of property & presentation. but i suppose they all say that!
