    Sorry, this isn't going to help but;

    Flat Roof = not interested.

    And if i was even vaguely intrigued against that show stopper, the colours would really put me off.

    I'd want it to be substantially cheaper than other local houses.

    Oh, and then I see toilet opens into kitchen / diner. Oh dear.

    I think your market is very limited and your EA did well to get 2 visits.

    Low price is your best hope or a colourblind person who doesnt understand the cost of fixing flat roofs.

    The main issue, aside from the flat roof, is that there are two box rooms. Not sure if they're stud walls, but the only way upstairs would work is moving the bathroom to bedroom 4, then combining the existing bathroom with bedroom 3.

    As above - toilets opening into rooms is a really bad idea too. Convert it to a pantry.

    I am not quite sure why the fuss about the toilet, if it was the only one in the house I would understand it.


    An ex had the same set up a toilet under the stairs in the living room. No one used it as he would tell everyone to go upstairs, however it had its uses like if his friend with toddler came round and I am sure he probably used it on occasions if he was home alone.



    The new owners are not forced to use it they can just use as a storage cupboard if they choose.

    It's just uncouth. I'll give you two scenarios.

    Scenario 1 - I have a guest round. I explain to them I don't expect them to use the downstairs bathroom. They're mildly embarrassed, and think to themselves "what kind of neanderthal has toilet opening into their living room anyway"

    Scenario 2 - I have a guest round. I assume they know it would be extremely bad form to use a toilet adjoining the living room when other people are in there. Midway though whatever we're watching on the telly, they decide to go for a No. 2.

    Yes a buyer could remove it. They could also buy a house where they don't need to. They're reluctant to flush money down the toilet fixing the previous owners' madness.

    Ok so the house isn't to my taste (hate open plan) but looking objectively the decor / design isn't coherent, there's several different clashing styles and this makes the space feel smaller than it really is I feel, like there's no flow to the house.

    Who is your target market? Identify that and style accordingly as far as possible. If you can neutralise some of the personal bright colours (even just the ceiling in the kitchen) I think this will help.

    The two extension bedrooms are narrow, remove what furniture you can and show them as single / child rooms or a study and a single room.

    What looks like a huge bathroom vs these smaller bedrooms bothers me but there's nothing that can easily be done about that.

    Not a fan of the black bathroom but perhaps tone it down with some white towels rather than red?

    Do you have any seating that would look nice in the garden photo to show how the outdoor space is used?

    Unless you wanted to tell them why would a guest need to even know there was a downstairs toilet (until opened its just a door that people would amuse it was a cupboard) no guest I have ever had in my house goes round opening doors to see whats in my cupboards.


    If guest needs the toilet just explain its upstairs.

    You can't change some of the major problems for example roof and making 4 small bedrooms into 3 good ones so I would suggest you spend a weekend

    1) painting the whole thing white
    2) remove the rug from the living room floor

    then redo the pictures

    For £100 you would be a whole lot more marketable.
