Contaminated Land Query

We've just got our environmental search result back and it has flagged that the property 'is assessed to have potentially significant contamination risks due to the presence of a filling station adjacent to the site c1971'. Solicitor has said they will need to notify mortgage company of this.
This is a very rural, out of the way location and there is a very old (50's?) pump at the front of one of the neighbour's houses - approx 50 m from the property. We've spoken anonymously to the local authority Contaminated Land Officer and there is no record of contamination at the location. We've also spoken to the local planning department and there is no record of change of use for the site but their records only go back to 1974.
I'm waiting to speak to the vendor's estate agent to find out how much they know about the issue. They've been in the property for around 40 years but I would imagine there wasn't as much scrutiny of this kind of thing back then.
I understand the concerns re: contamination from the tank if not properly decommissioned. My question here is more about the process. Does anyone know what the mortgage company are likely to want to see to continue to lend - is it just an indemnity policy (and how much could this be) or is there more we need to worry about?
