Thanks! The others in the area aren't the best apart from the brand new shiny ones. But the price difference is massive. There's some in converted office blocks for sale that overlook a wetherspoons and have school kids brawling outside every day. My bit is nice and peaceful, has horses parading up and down (its by the Barracks) and overlooks a large pond. Its a nice little spot!0 -
First thoughts: "you absolute alchy (pic 10)"

Seriously the pics aren't great but not terrible either. The way the bedroom is taken really emphasizes the lack of space (the way the wardrobe and drawers are rammed in). I'd probably have tried to pan right slightly to miss out the wardrobe.
But at the end of the day, if you are getting people in then clearly there's an interest and at some point someone will offer (you're unlikely to be getting any time wasters for flat) . If you weren't getting any viewers then I would worry about the price or advert.
One more thing, in the last 15 years nothing in the block sold for more than £202k so maybe that's putting people off? I don't know how much the local market has increased in that time.0 -

For me, the two big problems are the kitchen and bathroom. I would need to rip and replace both; they're tired and scruffy, and the kitchen looks badly laid-out - is that a dishwasher next to the cooker? Why isn't there more storage up high? What's with that corner - it seems to be a junk-collection point.
Is the kitchen as much of a mess when people come round as it is in the pictures?
I'm not trying to be mean, but for someone like me who's a bit particular about the kitchen, it would be a dealbreaker.0 -
Not sure "view of the airport" is a selling point! What's the plane noise like? We're under a flight path and though we tune it out, low flying aircraft always make guests jump.

Rooms are too small is something you can play with a bit. Take all the drawers out of the bedroom and just leave the wardrobe, so it looks bigger. There's only photos of one bedroom, which I assume is the larger? If the smaller is even more cramped, again, take out everything but the bed. Floor space is your friend in terms of making rooms look bigger (that and mirrors).Mortgage

Rooms are too small is something you can play with a bit. If that is your flat on rightmove, you've got clothes visibly hanging in one of the rooms, which implies the wardrobe is too small. There's generally a lot of stuff just about. One bedroom has a sofa in it. If you can, put as much as possible into storage - the emptier a room is, the bigger it looks. One bottle of shampoo by the bath, one bottle of bleach by the toilet (and give that loo a paint!). Floor space and surface space are your friends - don't draw attention to a lack of storage. Maybe swap out your patterned curtains for something plain (or some cheap blinds). Think about what it looked like when you bought it; you clearly didn't think the rooms were too small, so can you recreate that look?
No plane noise at all, they loop round over Thamesmead. I like watching planes land, maybe because I like going on holiday, or maybe I'm just strange!

Ha ha I suppose you're referring to my wine collection! I do like wine so I'm constantly getting bought it but don't really drink at home. Maybe I could start giving it away, like buy one flat get two bottles of wine free...
Nothing in the block has sold for about three to four years. They were all sold at roughly the same time (in summer 2014, early 2015) as they were initially owned by a company and rented out (or something like that) then all put on the market at the same time after they'd given them a lick of paint (and made a huge profit). Also the majority of rest of them are owned and rented out and they're all sitting and waiting for the values to shoot up when Crossrail hits. The area has gone up loads since they were sold with the soon to be introduction of Crossrail, doing up the town square, opening lots of bars and a streetfood place. Its constantly being in the Evening Standard about how its so cool and up and coming, but I'm not entirely sure that all the first time buyers are on board yet. Well they are with the new flats, the ones down the road are on with one beds at £360k! I have parking and an extra bedroom for £80k less.
I could move furniture out but it wouldn't be that easy. I don't have anywhere to store it and I'd struggle to carry it down the stairs on my own so would have to hire movers and storage space. I'll definitely bear it in mind as an option in the future though if I don't get anywhere soon. I am getting viewers, not loads, about 4-5 a week usually. I've never sold a property before and the Estate Agents completely lulled me into a false state of security about how easy it would be to sell! Oh the naivety!0
