    The fact that you intended to do so doesn't absolve you of not informing your mortgage lender.

    No exchange took place as the solicitor found out after telling us that it would go ahead that in fact the seller wasn’t ready.

    I don’t know why it would be a bad idea to exchange on the same day, that’s just what our solicitor said.

    As for not being anything to do with buying a house and should be on the employment board, I don’t need to know anything about employment and everything to know about mortgage application etc. So I’d say that’s wrong.

    What weren't they ready to do exchange or complete? Why. weren't they ready?

    Could you not exchange an then set a different completion date?
