    Yes it would be great if everybody had an in depth knowledge of building rules and regs and the time/inclination to perform as much due diligence as talked about above but it just simply doesn't happen.

    And furts you seem somewhat knowledgeable and could actually be quite helpful but time and time again I just see you kicking people while they are down and spouting off over and over again at people and I have no idea what you could ever possibly get out of that type of behaviour ? Does it make you feel good to belittle people or be sanctimonious...

    Unfortunately many consumers start building works without doing any simple checks, any Google research, or any due diligence. Many others have zero interest in any procedures, any administration and any technicalities. Countless others want to know nothing other than is it "cheap". Things then frequently go wrong.

    I am simply pointing out that some problems are either brought about, or exacerbated, by the actions of the consumer. The building trade is far from perfect, but if consumers approach contractors in a slipshod manner then they have to accept an element of blame when things go wrong. Professional help is available to avoid countless errors but the majority of consumers will not pay for this. This is realism, but you prefer to call it being sanctimonious.

    I could come out with platitudes, I could say "I feel for you" I could say "you are on a journey" or "this is your dream home". All these expressions are current parlance but all of them equate to nonsense.

    My posts are there to guide folks and hopefully others will learn from some of what is posted. That is what education is all about. If those with knowledge said nothing then standards would simply dumb down further. This in turn is music to the ears of cowboy builders.

    OP has posted asking what to do when the answer is blindingly obvious. I am not the only person to say get rid of the Facebook introduction. I am far from kicking OP when they are down - that was OP using that expression as a cover to gain sympathy for their actions.

    Hi, I know this is an oldish forum and seems to have taken a bit of a tangent from the original issue but as a strong theme here is cowboy builders I wanted to post this.

    I've started a petition to introduce compulsory regulation to domestic tradespeople with the intention of stopping this culture of cowboy builders with fake reviews who take money for unfinished jobs and never return. If you agree with this please go to the government petition website and search 'building regulation'

    Can we have a compulsory regulation scheme of house holders that hire tradesmen with every intension of never paying the bill.

    By the sounds of it the whole system needs an overhaul. There seem to be individuals on both sides of the fence that play the system leaving innocent parties £££s out of pocket. Increased regulation of the whole system would enable greater control of both sides and hopefully make it much harder for this sort of behaviour to continue.

    What you've done is pick out a prime example of a consumer not doing enough homework . It doesn't matter if there's regulation if you can't even go beyond the first person you speak to and do no due diligence at all on them.

    It's not the responsibility of good people like me to pay be regulated when people like the OP make no effort to find soneone good...
