Affordable place to live between York & Leeds?

Budget around £160k. We need at least 2 bedrooms, and something with a garden as my main hobby is gardening, and we have dogs (but no kids). Seems the nice areas are ££££, and the affordable areas are ex-mining and described as "grim", but as we are not familiar with the area, and the posts I've found are years old, thought I'd see if anyone here has any insight. Thanks in advance :beer:

That's in the Yorkshire 'Golden Triangle' (Leeds, York, Harrogate) of higher than average house prices, so you're going to struggle.
I have family in Tadcaster, so I know parts of that are ok - but a quick google shows that 2 bed terraces with not much in the way of a garden are at the top of your budget.
Hopefully, someone with more knowledge of the area will pop up with some suggestions.0 -
160k buys you a 2 bed bungalow or terrace/semi detached in Tadcaster with a little bit of garden, which as long as you can drive is ideally placed (no railway station in Tad, buses do go both ways but take a while getting into Leeds)
No bits of Tad are 'grim' albeit your 160 won't go as far as in some places because it's in the so called 'Golden Triangle'.
Full disclosure: I've lived in Tad for the last 4 years and we absolutely love it, really happy here and have no intention of moving.0 -
I'm happy to find this thread saying nice things about Tadcaster as its a place I'm looking to rent in soon when I move back north so I'm well placed for jobs in both Leeds and York. I wasn't sure how rough it was so its nice to see you enjoy it there Walwyn1978!0

For your budget I would say you have little choice but Selby. Direct trains to York and Leeds (even driving is not bad) but it is a bit "grim". If you drive I would look to the villages outside of it and you should be able to find something nice.
Depending on how far away from York/Leeds you want to be uyou could even look down towards Goole or Howden for more value for money - Goole is again a bit grim but Howden is better and there are some nice villages around. Howden also has direct trains to Leeds and York - although the station is about a mile out of town.0 -
I'm in central Leeds, and we've got a three bed for less than your budget. It's a studenty area (though honestly, the main impact we've seen in two years is that there's always someone in on the street for the postie to give your parcel to when you're out!) and we haven't got much of a yard, but there's a big park at the end of the road. If a garden is a deal breaker, though, you're going to struggle. Most of the cheaper housing around here was built as back to backs or small terraces - you have to get into much more affluent areas for decent outside space.Mortgage

I wonder if the better option is staying nearer to Leeds and commuting to York...the whole York area is a lot more expensive than we have budget for, realistically, it's seeming.0

160k will get you a three bed terrace in Monk Fryston. Also a number of 2 and three bedders in Sherburn-in-Elmet and South Milford.0

Have you looked at Acomb? It's within a few miles of York and the house prices are within your budget. There are some properties on Rightmove to look at, with enough bedrooms and a garden.0

Possibly. Somewhere like Garforth, on the York edge of Leeds, might have somewhere suitable. Your main issue is the budget - even an extra 20k gets you into 2/3 bed nice garden territory in Sherburn in Elmet or South Milford. Is 160 the absolute max?0
