Gas Safety Certificate

I moved into a rental on 25th January 2018. Letting agent has sent someone out to do a legionaries assessment last week.

This was passed, however took a while for the boiler to get the water to the correct temperature. Seemed fine to me, however assessor mentioned to ensure there was a gas safety certificate.

I've just pulled out the gas safety certificate emailed to me when I moved in. The date of inspection was 20th January 2017. The certificate states the next inspection should be 20th January 2018 (which was a week before I moved in).

Is this certificate still valid, or am I in the right to email the letting agent to request a new gas safety check is done?

To be fair, I've not had any problems with the landlord/letting agent, so I'm assuming this might have been an oversight on their part.

Edit - the certificate says PASS, but with the following defects. Should these have been fixed?

1 - NCS-hob-No FSD fitted to burners & no local visible isolation
2- NCS-boiler-Flue not sealed to outside wall & pressure relief pipe not right angle to wall

  • It might be an oversight, but a gas safety certificate is a legal requirement and they must have it done every year if there is gas supplied to the property

    Write them a polite email and go from there; in many cases that will be all that's needed.

    The landlord is also required to get a new certificate if a new tenant moves in (even if under a year has passed since the last one was issued).It says that clearly on my certificate.which I have just renewed due to having a lodger.

    Thanks for the replies. Seems odd they've arranged a legionaires assessment, but not a gas safety assessment. Maybe they got an assessment done the week before I moved in but haven't given me a copy of the new certificate...

    I'll contact them on Monday.
  • A gas safety check should be done every 12 months and should be carried out by a Gas Safe registered engineer. It is also recommended that you also get a boiler service at the same time.

    No, it is an annual check. If a new T moves in they must be issued with a copy of the certificate but it doesn't need to be re-tested if less than a year.

    No, not the case. The cert only needs updated annually.


    The other is a void inspection. When a tenant moves out the property needs to be inspected by a competent person to ensure the last tenants haven't left the gas appliance etc in a dangerous state, open ended pipes, signs of damage etc. But as long as everything looks ok there is nothing to say things need properly tested like we do in the annual inspection.


    There is still some confusion over who this competent person needs to be, some interpret it as a gas safe registered engineer, some say the LL or letting agent can do it.


    I have one property with a letting agent and they do it, even though I update the cert anyway because it gives me another full year.

    Not sure if I'm reading this right, but you update the certificate without it being checked by a gas safe registered enginner to give another 12 months rather than original expiry date? Sorry if I have it wrong.

    It could be that new gas safety certificate was done between tenancies, I did this when I changed one of my tenants a month or so ago, didnt want them to have to do the gas safety cert as soon as they moved in...

    I didnt want to hassle the out going tenants with it either but needed to give certificate to letting agents so they are covered... I would flag it up to letting agent or landlord just incase it was an oversight, im sure they would be fine if you just said you didnt want them to get into trouble.

    Good spot, also you cant update a certificate, its like an MOT it is valid for 12 months then you need a new one.

    I read it that he gets a new inspection one and new 12 month certificate issued even if the last one has not expired.

    But I agree his wording is ambiguous.

    If so, that's his choice. Nothing wrong witth it and potentially saves hassling a tenant mid-tenancy with an inspection.
