This tends to be automatic. The buyer ticks boxes to indicate their position. They don't get filtered or qualified by an actual agent. A bit annoying, as ordinarily, I wouldn't waste time on viewings even for non-proceedable buyers.
Yes exactly - it's not very good at all. Usually I asked prospective buyers what their position was when viewing and then when offers were made my local property expert -as they call the agent at PB - would follow up and do a proper vetting over the phone. At one point I had 4 offers and no one was procedable so i kept the place on the market.
I find it strange that neither the vendor or the local property expert has been in contact - i'd definitely drop them an email.
The second an offer is accepted the property is removed from Right Move etc...so it could be that they are hoping for more/higher offers. It could also be that they are intending to accept another offer they are still qualifying...so they don't want to reject yours just yet.0 -

Not sure what PB's sales progression is like in sticky situations, but bear in mind as well it's likely that the vendor is using a certain conveyancing warehouse with mixed reviews.
PB post sales is absolutely awful - it was the most stressful property transaction of my life. They are reactive rather than proactive and it feels like no one is keeping an eye on your sale at exactly the point you most need someone keeping things ticking along. We lost 2 sales at this stage and very nearly lost the third and final sale as there is no one there jostling things along. Took close on a year to sell the house and was massively stressful.0 -
I will send the vendor an email next week just stating my buying position ie cash in the bank etc.
I'm hoping to complete within 6-8 weeks (earlier if possible), so I would have thought an offer on a house that's costing money to sit empty would be considered. Agent said they are now paying double Council Tax on it at nearly £60 per week!0 -
Good plan M; and don't discount inefficiency or c0 ck-up.
We offered, had it rejected, offered more, sat back.... waited... and a week or more later, as we were about to submit best and final bids on an alternative property, we rang the original agent to say "you might have let us know our offer was rejected" ...
to learn we'd been accepted. But they'd not bothered to ring!

When you place an offer on the system it goes straight to the homeowner and you get an email as soon as they have made a decision. You can also message them direct via the Offers page on your account if you would like to ask when a decision is likely.
