Purple Bricks offer system

Can anyone shed any light on how the Purple Bricks offer system works, please?
I put in an offer on a property last week and have heard nothing at all from either the vendor or the agent who showed me round the house.
The offer is showing as 'being considered by .....' (vendor). So I know it went through OK. Just thought there would be some acknowledgement at least.

Well the good thing is its not rejected else you would have been notified so maybe they are thinking about the offer? or they cant use a computer?
Can you contact agent in any way? About 10 offers i've put in on purplebricks have got some kind of response each time.0 -
Do they still live in the property?
Could you drop a note through the door to explain, restate your offer and ask if they could contact you directly - giving them your email and mobile number.
Also explain your purchase position ( Ftb, your house sold etc) and reasons for your offer if x% lower than asking price (needs new bathroom, boiler etc).
We did this with a house we viewed via doorstep. Sealed the deal via email directly with the vendor.
Good luck0 -
You should be able to call their "local property expert" and you can also drop them an email on purple bricks asking for feedback.
It's strange though - i sold my house via PB and was very prompt with offers letting people know where they stood and to find out if they were proceedable. I did have several offers where the buyer wasn't proceedable due to not having buyers themselves however i had dialogue with them and told them where they stood.
Did you offer full asking price?0 -
Call the agent and they'll contact the vendor.
Normally, the vendor responds. They would have had both a text and e-mail alerting them to the offer, which they then check online. So they should be aware. Perhaps they're just leaving it on the table hoping for a better offer. I'd probably stick a sunset on the offer if that's the case."Real knowledge is to know the extent of one's ignorance" - Confucius0 -

This tends to be automatic. The buyer ticks boxes to indicate their position. They don't get filtered or qualified by an actual agent. A bit annoying, as ordinarily, I wouldn't waste time on viewings even for non-proceedable buyers."Real knowledge is to know the extent of one's ignorance" - Confucius0 -
Bear in mind that you are dealing directly with a member of 'Joe Public' - who might not be as rational/professional as you would expect.
Having dealt with a few private sellers over the years, I guess possible explanations include:- They haven't checked their email
- They're thinking about the offer (but didn't think to tell you)
- They're insulted by the offer (and won't dignify it with a response)
- They didn't like you when you viewed (so won't reply to you)
If it turns out they are a bit unprofessional (weird) in the way they deal with offers, it may be a worrying sign about getting from offer to exchange of contracts.
e.g. If they take weeks to answer questions from solicitors, it may be you that has to chase them.0 -
^^^
Not sure what PB's sales progression is like in sticky situations, but bear in mind as well it's likely that the vendor is using a certain conveyancing warehouse with mixed reviews."Real knowledge is to know the extent of one's ignorance" - Confucius0 -
Thanks for all your responses.
I think I'll give it a few more days and then email the vendor sticking a deadline on it.
Situation is, decent 'cash in the bank' offer, property needs general refurb and is empty.0 -
My guess is they have other viewers lined up and are waiting to see if they get a higher offer!0
