Just wanted to see what the cheapest price people had paid for this joke.
Im looking at paying £279 from these people www.hipsandhcrs.co.uk
Am i right in thinking in just getting the most bog standard as possible. Ill be getting 1% inclusive of vat deal with estate agent and doing my own hip but will be trying to get everything for 1% inclusive.
What exactly are the legal requirements of it can i leave some stuff out?

It cost me a little under £250 to do it myself. I'm selling a five bed so my EPC is likely to be a little more than a smaller house.
I could not get an agent to 1% inclusive of HIP. I got to 1.1% with one agent and hit a brick wall. Even that .1% would have made the HIP very expensive!
You need:
Title - register entry and plan
Your local authority searches (LLC1 & CON29(R)
Water and drainage search (CON29DW)
Energy performance certificate.
Various bits of paper which can be downloaded from the communities website - index, statement of sale and some other optionals which are free.Everything that is supposed to be in heaven is already here on earth.

I could recommend someone who is doing the HIP free if you use their conveyancing services - the price of the HIP is not just 'added on' to the price of the conveyance.
Alternatively, if you are looking to do the HIP yourself, I could recommend a reasonably priced Domestic Energy Assessor.

We still have some EAs around our city offering free Hips if you sell with them.
But as Doozer says, do the sums and see if their sales % make the transaction worthwhile.Who made hogs and dogs and frogs?

I would take care if taking an EA free offering. More than likely, the HIP will not be portable -ie, you will be liable to a charge should you wish to change EA at some future point.0

Im pretty sure that i'll get them down to 1% inclusive of vat and HIP.
For the extra hassle of doing it myself for relatively little more money i may aswell do that.
Title plans etc all cost the same so its only really the EPC it seems that your paying the money for?????

Can I use the searches i got obviously whenw e purchased the property? We only purchased it in April this year? If so my hips only going to cost £75 for the EPC!!??!???!!?0 -

My Mistake, there website (somewhere) states that you have to use them for your solicitor to get that price.
I have just gone with hrcs £279 + vat
