Hello
I have looking at this site for a while but this is my first post, would just like to say i think its a wonderful place with some very nice people on it.
I would like some help/Advice on mortgage's. Me and my partner earn a combined income of £24000 a year, She has a good credit history and no outstanding debts. I on the other hand picked up a few debts from my student days which i havent managed to shake off yet.
My debts are as follows:
Barclay card cc £360
capital one cc £185
hsbc cc £485
hsbc od £1500
I am hoping to pay some of this off this month, as i am waiting for a cheque for a tax refund of £625 from the inland revenue, also i will be getting £400 from a friend whom i lent this money to.
my main concern is that recently checking my credit report i found i have a ccj, i researched into this and found it was from the dvla for non payment of road tax but the car was written off, any how i have taken advise from a solicitor and am now applying to have the judgement set aside as i didnt recive the claim form. so hopefully the judge will set this aside as i have a mountain of evidence.
My question is, if the judge did not set aside the ccj, would it be at all possible to get a mortgage given our circumstances, i have never missed any payments etc.
Your thoughts, advice and reccommedations would be much apprciated.
Thanks

Looking on Rightmove, there seems to be plenty of property around the £100,000 mark in Leicester where you say you are from.
Get those debts paid, off save up £15,000 (10% deposit plus solicitors fees etc and enough to do any urgent repairs and buy furniture) and you will be in a position to buy.0 -
how long ago was the ccj? your income is a little low but if you are debt free and without dependents you should be ok if you stay under 100kI am a Mortgage Adviser

A Nice Englishman - Thanks for your reply, there are quite alot of suitable properties for the 100k mark, we have seen a few, we have just about 10k deposit, which comes as a very welcomed gift from parents so nearly getting there in terms of that.
MortgageMamma - Again thanks for the reply the ccj was just in august 2004, so just over two years ago.
I have had a job interview this week, i passed the screening interview and now i have to go for an assessment day, if i get this job it will boost my income by 3k a year, so fingers crossed.

good luck with the job
you dont say what your occupations are. as the ccj is quite small and old there are some lenders that would consider you, subject to affordability and credit score.I am a Mortgage Adviser

The best advice i can give you is to take professoinal advice from a whole of market mortgage adviser. this means, instead of just having access to one lenders products, like you would get if you walked in abbey or royal bank of scotland - they can advise you and recommend the most suitable product from the whole of market,
some advisers charge a fee for this, some are happy just to earn the commission. I'd recommend speaking to two advisers initially and seeing what they come up with.

I had a ccj raised against me in similar circumstances. I didnt pay because I simply did not receive any bill.
The first I knew of it was the ccj against me.
The Court hearing was really straight forward and the judge wasted no time at all in setting it aside. It will be removed from your credit file the same day.
The only time it could get complicated is if you challenge dvla for the court fees and ccj fee.
My ultimate goal was to get rid of the ccj, not fight for justice just in case something went wrong!
good luck0 -
Just to deviate slightly..does that mean if you don't pay or are late in paying your car tax, you get a CCJ????
I was two weeks late paying mime but didn't use the car during that time - used the company one.
When I went to the post office, the cashier said, so it's got no tax on it then?
I said no, paid and she gave me the disc?
Can those that have been unfortunate to get a CCJ please expand on how this came about?0
