    The moment You sign it You accept it whether it is valid or invalid does not matter once signed
    also You do not need to sign it
    Did You receive it before the date it started ? (if started on the 28 / 02 / 18 and received it on the 27 then its valid if you received it on the 28th /29th it is invalid) did you receive it at least the day before ?

    Also the LL cannot just turn up at your property without giving You at least 24 hrs notice and then it is only if you allow them to

    Can you cite a source for that please? As far as I'm aware it doesn't matter if a tenant has acknowledged receipt of a Section 21, an invalid Section 21 is still invalid.

    I was told by solicitors and also people on here the same thing that once you decide to sign a section 21 you have accepted it and it does not matter whether or not it is valid or invalid because you accepted it when signing it

    If you only do the most important thing each day you’ll not get far. If you do not want to sign, do not sign, but as this is clearly the first step in being awkward then do not be surprised if the landlady gets awkward too.

    A bit of give and take might turn out to be exactly what you need if you find that you require more flexibility than you end up being given.

    Thanks. Been advised now by solicitor and Shelter that I do not need to sign and landlord is harassing.

    If I were feeling mischievous I'd send landlord a letter, with copy for him to sign & return, asking him to confirm that he requires you to sign-and-return s21 copy:

    I have never heard of a tenant being required to sign a section 21 before so I am very suspicious of your LL's intentions.

    If I were you, I would not sign it.
