Section 21

Evening all,

I was served a section 21 last night by my landlord, just as I was on the phone to Shelter. Timely!

They want me to sign and return a copy of it immediately. She has been texting me telling me she'll come round and collect it.

I need to run this before my solicitor.

Do I even need to sign a copy? I can't find anywhere that tells me I should.

Is she just harassing me?

  • No, you do not have to sign it. Very few people can "make" you do anything, just ignore the LL (unless for some reason you want to sign it!)

    As above - there's no need to sign a S21, and you can simply refuse. After all the worst they can do is...well, serve you a S21. ;-)

  • When I was served a S21, I signed to show I'd received it, and dated it. To be honest, I had far more serious things worry about than signing the S21 form (like packing up the house, finding somewhere else to live). Was not going to serve anyone's interests to get into an argie bargie about when it was received (not a liar so wasn't going to say it hadn't been served when it had).

    Choose your battles and make them useful to you - like finding your next home.

    Is the s.21 valid? When does it expire?

    As one of you said, I have far more important things to do like find a home for me and my children than signing bits of paper and going to the post office. Silly woman!

    A complete relationship breakdown and I'm up to my bleeping ears to be honest!!!

    The landlady has said she'll collect it from you, there is no need to go to the post office.

    There's NOTHING to sign! Landlord can't just come & collect the OP's notice, it's the op's notice!

    If op allows this behaviour it's giving power to the ll & they will push for more (hey its you guys said it's a battleground!)

    Having been posted it's accepted as received 2 days later so no acceptance needed. Op could text an acceptance if thry wanted but at no point would I invite what is likely to be an major argument (or at least a very uncomfortable event) to my door.
