Mervyn King sees a flat property market for the next 4 years .....which is better than a significant price drop.....

Forgive me if I missed something but the same article say he said this:

"Property owners should brace themselves for the possibility of falling prices and not expect their homes to rise substantially in the medium term."

    possibility of falling prices

Contrary to popular opinion (on these boards) King is not an idiot. He knows that there are a range of possible outcomes for any future event. His point is that, in his opinion, the most likely outcome is that house prices will be flat over the next 4 years but they might fall or even rise. From previous pronouncements I think that he thinks that the 3rd possible outcome is the least likely.

I think that house prices are more likely to fall that stay static but I am realistic enough to see that I am capable of being wrong.

    Does this:

    http://business.timesonline.co.uk/tol/business/industry_sectors/construction_and_property/article3373610.ece

change everything now? Now crash or if so, "just" with a super soft landing?

"Signs of life are re-emerging in the property market as it prepares to enter the spring buying season, as agents herald the return of bargain-hunting first-time buyers and City professionals with bonus cash to spend.
    ...

He (King) said: “The return of buyers, and particularly first-time buyers, early in 2008 marks a significant change in the fortunes of the market. ...
He said: “Buy-to-let investors are opportunists and they are looking at repossessions with interest. There are loads of people going to viewings."

IMO it depends very much where you live to be affected by the crash - UK vs. London, Greater London (Surrey, Kent) vs. "London London", Fulham vs. where the 17+ teenage murders happened
  • I've had a spam email inviting me to a three day fest of Property !!!!!!.
The ticket is free, I even get a free guide to the knowledge.

This must be a huge industry, that was virtually non existent 15 years ago.

This year it is free and they are asking me, they must be desperate.
Actually like most !!!!!! it is not really free, you have to pay for the hard core stuff and it costs 7 GBP a session.

I've posted the first page of services on offer below. Which of these do you fancy, or do you think are complete flights of fancy?

In fairness to the organisers they offer all sorts of world wide lovelies.
Here they are in alphabetical order:
Australia, Brazil, Bulgaria, Cape Verde, Canada, Cyprus, Dominican Republic, Dubai, Egypt, Finland, France, Hungary, Italy, Montenegro, Morocco, New Zealand, Panama, Portugal, Romania, S.Africa, Spain, Thailand, Turkey, UAE, USA.

On the first day. a Friday, presumably the day for professionals not punters, a panel of experts will debate “Is the UK buy-to-let sector facing its Armageddon?”
led by Richard Bowser (Editor, Property Investor News).

Pass my long "Macintosh" with the big lapels, I just can't wait.

    i just don't believe that we'll see 20%+ falls

There have already been falls of about half that - prices in my borough (Camden) fell almost 10% in the last quarter.

Do you have a link to that?
And are you talking about asking prices or selling prices?
