    If at all possible I would think that fixing the roof is the thing you really need to address. That would almost certainly alleviate many of the problems. Once the property is watertight the other issues can be addressed over time, until then they can only get worse.

    I agree the roof might be a good first step to get the property watertight.
    This problem has been going on for sometime but only recently noticed where/what the problem was.
    Several years ago my parents had some work done on the roof by what turned out to be cowboy builders who nicked or didn't replace the lead flashing around a chimney.
    I suspect by now (although I see no evidence of) there might be joist damage.
    There is also a dorma flat roof that is leaking in the bathroom
    My mind is spinning as to what to do or look at next.

    Make a little list of the things you could do.

    Helps focus the mind a bit.

    There's a few suggestions here for outside parties that can support. I'd probably start with those - benefits board (did you?), CAB to help get the benefits board rolling, organistations that might help you in the direction of some support with fixing the house.

    I'd go there before borrowing money or selling up, just yet. Exhaust the free money options first.
