Absolutely. the LL can still reject on that basis, but now everyone wastes time viewing and applying. When the reality is someone claiming benefits and looking for a property to rent is probably under time pressure just to get somewhere!
Sadly that's just the product of the society that we now live in,one where everyone somehow needs to be part of a classification or group.
Theres good and bad in all walks of life but for some reason there are those who will always choose the easiest group to deal with.
I agree it doesn't help those who are genuine but the bad in groups always have the ability to sway a decision.
lots of LL's don't open their properties to students,many just want to attract students,perhaps that's the way forward "dss only "properties

Never been a question on the insurance we've had and we've had several different insurers. As per previous post, it was the mortgage terms that were the issue ..For where your treasure is, there will your heart be also ...0 -

Well i'll agree that certain sections of society think that way. I'm less inclined to agree it's the times we live in - lots of people, myself included, don't feel the need to be categorised.

Yep and it's ridiculous. It's part of the blameless culture. Everything is everyone else's fault and I take no responsibility for my actions0 -

Hmm. Only going by what I've read before (or maybe they charged more rather than said none at all). Perhaps it's changed over the years to not ask at all now.
In my experience the premiums are always better if the LL has a professional couple, admittedly its not by a huge amount but I like you believe it exists.in S 38 T 2 F 50

Well, like I say I can only go on our experience. We're renting out a single smallish property so might not be reflective of everyone - but when we've searched for landlord insurance on the comparison sites, they've never even ask a question about whether the tenant is in receipt of benefits.
We're also only doing buildings insurance/legal cover, not contents or rental gap cover etc. I imagine that, particularly if you're looking for the latter, you might get asked some additional questions.For where your treasure is, there will your heart be also ...0 -
Within my leasehold flat's lease I have covenanted with the freeholder, inter alia:Not to create any sublease or other occupancy of the Property or any part thereof provided that the whole of the Property may be let for a period of not less than six months to a responsible and respectable sub-tenant upon either an Assured Shorthold Tenancy or some other basis... [etc]
Actually the agreement also contains terms that within the first three years from inception I am not allowed to sublet the property to the local authority or housing association or other similar body or for social housing. But that was because the developer was trying to sell a load of luxury flats on a development and didn't want those of us in unaffordable housing to be letting in any old riff raff. As we are now well outside the three year period I am now only bound by the lesser restrictions of only letting out the whole of the property for a 6 mth+ period to a responsible and respectable tenant.
As it is, I live in my flat rather than let it out, so have not needed to ask my mortgage company or insurer whether they have any preferences as to my tenant's background.0
