do I have to tell Council if renting out an annex

I am about to sign a rental agreement in a house tomorrow.

The house comes with a self contained annex (not separate water rates or electric, but separate door)

The landlord has said I can rent it out as a holiday let.

I want to use that just to top up my money so basically part time Rental.

Do I have to tell the council? If so I’m assuming they will charge me business rates or such like?

    It's complex and will depend what it is and where it is.

    In some areas a holiday let needs planning permission.
    You'd need to check what planning permission that annexe has.
    You'll have to pay 2x council tax on it whether you rent it out or not.
    You'll also need insurance cover as you're running a business.


    For specific area help/advice you need to at least give a county where it is, so people in that county, who know they do/don't allow/disallow things can post to answer.

    Thank you.
    It is in Carmarthenshire, South West Wales.
    The annex shares its water, electricicity and Council tax as part of the house.

    It is joined to the house but no connecting door to go directly from one to the other.

    I only want to top up money not make a profit from it so it sounds like it wouldn!!!8217;t be viable then due to the extra council tax :( it!!!8217;s just over £2,000 a year for Council tax as it is without spending more on CT.

    How long as you looking to rent it out for as a holiday let ?

    If it's a self contained unit being used for residential purposes / as a holiday let it potentially should be banded for CTax or at least rated for business rates at the moment (dependent on the exact circumstances) but in to the future it depends on what exactly is planned.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.

    So I!!!8217;m getting the impression at the very least there would be several hundreds of pounds a years in either Council tax, business rates or both. :(

    That depends - if it's rateable for business rates then the property usage tends to fall in to that which would be covered by a small business rates relief but that depends on the situation.

    Also ,your rental income would be taxable and you'd have some kind of landlord obligations, but I don't know how or whether these would differ from those of someone doing residential lets.
