    I think it could well be cheaper and easier just to stay put in your 'oversized' house, since it seems you want to stay in the same area.

    You could find somewhere, get permission, install the cabin at a considerable cost, and then find Mum needs nursing care or closer supervision a year or two down the line. People's needs at that age often change rapidly.

    A small garden annexe won't add anything like its cost to the value of most houses either.

    Have you thought about a static caravan? My Grandmother lived in one on my parents land, much cheaper than a cabin, a very good amount of living space and easier to connect to services.

    Houses are extremely cold in the winter, however people with the slightest bit of sense turn the heating on.

    There's a limit to What you can do in something with skinny walls. I suspect unless you spend a lot of money for a top notch mobile home it will al2ays be inherently cold.

    None if this really sounds like a good plan for an 95 year old, is there some reason the OP needs to downsize imemdiatky? Why not just wait a year or two ?
  • Thanks for all the comments..hopefully some of the critical ones were a bit tongue and cheek. I have cared for my grandparents and parents for over 25 years so I certainly wouldn't be shoving my mum into a garden shed !... she is 95 but all her family lived into the 100's and at the moment she is healthy and looks/acts like an 80yr old.

    Anyway I will take all these comments into mind and do some further research.

    Don’t they always have stair access? Would it even be possible to adapt one for a less mobile older person?

    OP I say stay where you are for now. You aren’t going to be able to provide suitable accommodation in a back garden for someone approaching their century without spending an absolute fortune that won’t add anything like the same value, and well as Granny you might even find an adult child or two flying back into the nest at some point.

    Could you make a downstairs room as nans room, make a wet room bathroom downstairs possibly" would be a lot cheaper than £30k if you shop around as you've got the structure anyway

  • Just to add, if you get a static caravan type home for her make sure it is well insulated, plus they are noisy when it rains due to thin roof.
    We lived in one whilst building a house, the other problem was the water pipes under it freezing up at night, fill kettle before going to bed!
