how miuch do i offer?

So i am interested in this property but want to know how much i should offer this is my first house so new to this. any help?

  • Keep your offer low and work up whatever you do. You have to be happy with the price agreed when you are living there, if you've over paid its going to feel bad.

    You won't be able to use that storage thing where the front door used to be because that is your fire exit. If someone is upstairs and there is a fire in the kitchen they will have to go through the lounge possibly full of smoke and then through the kitchen also full of smoke to get out.

    If it was mine I would reinstate the front door where it used to be simply for the fire escape reason.

    To me it wouldn't be worth more than about £160k because I don't like it. It is still only a 3 bed however much they increase the size of the groundfloor.

    Is the area as great as the EA says in the ad? House sold for £132k in 2012 which is a 43% increase which seems a lot. I'd want it to be in a very price-healthy area or have been massively improved in between to warrant that sort of rise.

    Looking at sold prices on the street it is expensive for a 3 bed semi, but that is just my opinion. Basically what cakeguts said - odd frontage to house and you have 5 entrances to the house to check each night which would frustrate me! The bedrooms are still fairly small.

    This 3 bed detatched sold for 20k more, I know 20k is a lot, but it has more space, is detached so more desirable and the bedrooms seem bigger, kitchen looks bigger, has a downstairs toilet etc

    yes that works.

    Doesnt have a huge amouint of curb appeal but I think thats just because theyve got that huge caravan outside.

    Looking at the 3 bed sales they all seem to be 140-160ish so 190 seems a lot to pay, but that's just my opinion.
  • It seems quite pricey to me as well and I’d also not want to pay more than around £160k.
    We’re currently trying to buy and I’ve had two separate EA’s tell me this week that “vendors are trying their luck a lot at the moment and substantially over-pricing”. Makes sense as the market is so dry but veryyyy frustrating lol.
