Landlord won't give me a reference

Please, can anybody help.

I previously posted about my current situation and got a bunch of people ask questions about my situation, when I replied they didnt bother answering. Please, don't be one of those people that just comment to get likes and post counts and attention as I really need help.

6 months ago I began renting with L&Q PRS Co Ltd, sharing with 1 other person, From the start we had problems but we've always paid on time and been patient with them to get issues resolved.

At the start of this year me and my partner decided to move in together so I need to move out of the current flat. On New Years Day I tried to call l&q but nobody would take my call, I assume this is because it was bank holiday. I emailed on the 2nd and tried to call again then again on the 3rd before speaking to customer services.

I knew that if me and the current tenant wanted to end our agreement we would need to give 2 months notice but had no information on what to do if the person I was sharing with wanted to stay and I move out. I was told on the phone that I would need to find a replacement who would get referenced to replace me on the agreement, the referencing would be conducted by the agency and would take up to 10 working days, once the referencing has been complete the replacement would sign on to the agreement and I would be removed. I asked for an email confirming this but none was received.

I then emailed the following week and asked for the email again and also asked if they could complete a reference form for my future landlord. No response. I called a few days later and they said the reference for my landlord would be completed in 5-10 working days.

At the start of this week I called again as my new landlord hasnt received the referece and I hadnt received any information required regarding referencing a replacement tenant even though I had emailed another two times stating I had an interest who would like to replace me. I was told that the reference would be completed the next day as this was the 10th day and I would be emailed the documents to pass on to the replacement. 2 days later my reference still hasnt been sent and I still havent received the documents for my replacement.

The landlord is starting to ask why I wont send a reference and the replacement is asking why I aint sending the documents.

I've asked my agency for 4 weeks and they keep saying they've sent or will send documents but haven't. I need to now what to do

Are you still in fixed term? Please help

You are not entitled to a reference and you are not entitled to a replacement, both of these are done on a goodwill basis. There is no legal action you can take.


So you need to basically be nice.

Oh I just read your other thread - you had lots of good advice, did you do any of it?

The landlord/agency are under no obligation to give you a reference at all. Sorry if that isn't what you wanted to hear.
