    I've been really stressed out and ill this last two weeks and just buried my head in sand ...I've sorted every single step of this and there's been plenty of issues. And I've had an audit trail. Took my eye off the ball and now going pay price. My husband is useless when it come to anything like this I knew that so shouldn't have let my guard down. I was just worn out

    If you exchanged with completion subject to successful passing of gas certificate then you don't have to complete. But that would be rare.

    I don't really understand why anyone buying asks for a gas safety certificate, that is for renters. Buyers usually ask for proof of the last service of the boiler and an installation certificate if the last owners had a new boiler during their ownership.

    My solicitors asked for the installation/ guarantee on the boiler which is approximately installed 2years ago. They didn't have this and agreed do the certificate.

    I approached my boiler manufacturer direct who emailed the guarantee through. Wonder why they couldn't just do this.

    without the installation certificate, I doubt you'd ever be able to claim against the warranty though.

    You'd need to satisfy the manufacturer that a registered Gassafe enginer did the instalation, and set the boiler up to the correct specifications.

    The warranty is half the equation.....

    Ah yes, brain not engaged. Wonder if it was put in by Joe Bloggs rather than a gas safe engineer.

    OP, did you find and instruct the engineer or the vendors or their EA?

    I would have got the boiler serviced, rather than asked for a GSC. If the boiler was installed only 2 years ago, and was neither registered, nor serviced since (at least without any paperwork to prove so), then I'd be dubious about the legality of the install.
    I'd also be dubious about the state of maintenance of other aspects of the house, especially the wiring. If the vendor bodged one, he'll bodge the other.
    You will also have no possibility of a warranty claim on the boiler (usually 5 years at least) without proof of install by a registered RGI, or of annual servicing.
    No free lunch, and no free laptop ;)

    I claimed against a warranty for a boiler that had no installation certificate. I took out an extended warranty for the boiler with the manufacturer and they then covered it.
