    Spend £3 with land registry & get name, address of owner (hope it's who you expect) and name of lender.

    Getting Residential mortgages with a view to renting it out fully they will know and you risk getting a HMRC investigation and bankruptcy and more

    To be fair, most of the negative comments on this thread seem to be from other (law abiding) landlords - and rightly so!

    It is up to the Council whose name the CT is in,he can't just change it. It has to be the occupier, or in the case of an HMO, the landlord. It can't be his sister unless she lives there.

    So all you need to is tell the Council that you and your friend are the occupiers.

    Mine does! I own a rental property and the titles show my name, my correspondence address (I.e. the house I live in) and the lender.

    I don't commit mortgage fraud.

    OK - devil's advocate as the conclusion everyone has jumped to is that the LL has a residential mortgage and no CTL.

    The information is 3rd hand - OP never met the 'detective', just heard about itfrom flatmate. Never wise to rely 100% on 3rd hand stories:

    * flatmate was pulling his leg
    * detective was asking about next door - flatmate and/or OP misundersttood
    * detective was actually working on behalf of LL's estranged spouse, trying to establish LL's income
    * LL has got a BTL mortgage, but is in arrears. Detective trying to confirm if rental income is being paid
    * Bank erroneously suspects the property may be an HMO. Or let on a commercial (or other non AST) tenancy. LL's BTL mortgage my prohibit HMOs
    * detective may be working for a creditor, not the mortgage lender, trying to find the LL

    In none of the above scenarios is the LL commiting fraud, or a 'rogue LL'.

    I agree the request to alter the CT arrangement is suspicious, but nonetheless we don't know the full facts. The rush to condemn reminds me of the pediatrician who was beaten up during the child abuse scandels - hence my comment.
