  • Do you mean you are selling your existing home to an investor?
    Sorry I don't follow why that would be likely to fall through because of checks you are doing on the house you are going to buy.
    Is it because the investor is pressing for a short date of entry on the house you are selling?
    If there is a delay between your sale of your current property, and your new purchase, you could move to temporary accommodation in the meantime.

    We only came to know about the class change after we instructed solicitors and survey. The EA advertised the house as a "detached family home".

    If we knew this we wouldn't offer on it.

    Yes, we're selling our existing home to an investor.

    The investor wants a short date entry so that he can move in and start renovating. Renting is not an option as I have elderly parents and it will be a big inconvenience for us to move twice.

    For some unknown reason there's none on ours either, and we've extended both sides. We've had building regs sign off 10 years ago. I can't imagine when we sell that the Council Tax won't be increased.

    Not necessarily. If the person selling has extended the property then it could increase, sometimes the notification process goes awry.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
  • We have recently had our offer accepted on a building that is currently being used as a care home C2. The building was previously a house so the planning experts have advised us that it should be an easy process to move it back to a C3. Therefore we are currently going through the change of use process before the valuers go in. We were initially told that the valuers would be happy to value it once the second kitchen had been removed and the change of use has been granted. We are now being told they cannot value it to the residents are no longer there.

    So my question is once you have gone through the change of use process to make a C2 a C3, when does it actually become a C3?
