                    Some of you may have seen my thread about a house with a static caravan...well that offer is still being considered by vendor and we have viewed this house today
It increases my commute by 5 miles but the house is stunning inside and borders a primary school. This means we can watch the twins from the comfort of our home.
Views welcome guys....we will be looking to make an offer of 235k ...wife insists I am messing about and should go with 240k.

            If it increases your commute by 5 miles how can you watch the twins from the comfort of your home? You'll be at work (unless you work nights). Also there is a chance there may not be places for them.
 No harm in initial offer of £235KIf you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

 Is the loft conversion of this property that appears to have only taken it from 2 bedrooms up to 3, really worth £100k?

            I don't know how armchair pundits can base any offer on the asking price. You need to do some due diligence before submitting an offer.
 Comparables in the nearby area, any defects with the property, any major expense in the near term (redecoration, carpets, flat roof repairs, subsidence as built on slope, electrics). I would consider all these issues before constructing an offer if I was interested in the house.
 Agents are disposed to putting a house on the market to test response. Only one person buys the house and if you also happen to be the only person interested you could get yourself burned if you are not familiar with the true value of the property and make your offer based on that.

 If you're going to be at home on a school day, it will be very noisy at playtimes and lunchtimes. For some reason, little girls tend to scream a lot when they are playing. I have a school probably about 250m away as the crow flies and hear constant screaming at playtime and lunchtime, especially when sitting in the garden. Anyone would think that they were being murdered.
 At least from looking at the map, it doesn't look like you will have a problem with the school run mums parking their SUVs across your driveway.0

 Living next door (detached) to a nursery school that took forty-five babies/pre-schoolers was bad enough......and they only allowed twelve kids in the (large) garden at any one time. When they expanded and opened a similarly-sized branch in the house directly opposite ours, that was our cue to sell up!
 Regarding the increase from two beds to three, hasn't a whole new first floor, with three beds, a bath and store room been added, in effect roughly doubling the size?
 It's not my taste, but if it's what you're after - and you think you can tolerate the noise - I'd go in at £230k.Mortgage-free for fourteen years!

            I wouldn't mind being next to a school at all, but i think the sounds of kids laughter and having fun is the nost beautiful sound on earth.

            I'd want to factor in the cost of a new kitchen, because I'd soon be depressed living with that one.
 Also, for Roland Sausage's benefit, after around 35 years of playground duty, I can confirm that it's not just 'little girls' that scream, and they tend to swear less than the boys! 0 0

 Including the study there are 4 bedrooms in total and all are double.I looked at price history and did notice the sales from few years ago, what I can't tell is the size or condition of the houses which sold for lot less.
 The current owners have done a really good job, their property maintenance background may have something to do with it.
 I am going to visit during school time and see how it feels, the house actually sits on higher elevation than nursery and enjoys far reaching views, the rural setting is lovely.
