    How did the ex boyfriend give your mum the money? Was it a gift or a loan? Has he placed a second charge on the property?

    He is at liberty to take legal/court action to recover his beneficial interest.

    Suspect he will lose.

    Buy mum CCTV, a Shed alarm and change locks.

    Then he is a silly sausage. He should have loaned the money to your mum and placed a charge against the property to secure the loan.

    Your mother is quids in. Essentially she has got a free house between the boyfriend's generous gift and the RTB discount. Now that is MSE :money:

    How much did the BF gift her? Was it the entire purchase amount, or a %age deposit with the rest being mortgaged by your mother in her sole name?

    It may be that your mother's partner has a beneficial interest in the house, based on hos contributions towards the purchase and dependent on what they both intended.

    Your mother may struggle to satisfy the court that there was no intention for him to have such an interest given the inherent unlikelihood of someone giving such a valuable 'gift'.

    It would be open to him to make a claim against the house, probably under the Trust of Land and Appointment of Trustees Act (ToLATA)

    Was there anything in writing when he gave her the money? Did she declare it when she bought the house?
