I certainly shall.
Does anyone know what my chances are with regarding to getting a judgement regarding this ADR, being that no inventory was taken?0 -

Thanks, just want to get my money back and wash my hands of this whole sorry business!0

Just get all your evidence together, including those texts. LL is an idiot.0

Blimey. If you can take him for three times the deposit (for not protecting it within 30 days - I don't know if you can?) then I'd be doing that, now. I'd go for the £685 x 3 not just the £685.' <-- See that? It's called an apostrophe. It does not mean "hey, look out, here comes an S".0

Very high, but then we can only go by what you've written here. Also, it's not just the inventory but what is in the contract. If it says something like 'the tenant will keep the garden trimmed, and all rubbish removed and the property fully cleaned' and can then demonstrate via pictures and invoice that he had to do some clean up, then the contract could be enough to support his side. Invoices can be quite strong evidence because who would be mad enough to pay someone when the best they can hope is to get that money back, that is of course assuming it's a genuine invoice!Does anyone know what my chances are with regarding to getting a judgement regarding this ADR, being that no inventory was taken?
You seem very confident though that he is lying, so no evidence of what he claims, no win for him.0
