Old Tenancy, New Carpet...
Comments

Yes, I did. Tenancy ended last weekend with all bills paid, walls back to magnolia, garden freshly cut, carpet laid (new carpet fitted in bedroom by me), new kitchen Lino laid by me when I moved in, all cleaned and he still tries to extort me.0

You could always let him know that you know he protected your deposit late and what the penalty is for that. You don't need to go ahead with suing him but perhaps if the penny drops he will stop being so obstructive and just agree to your full deposit being returned.0

I did that yesterday and he just texted me an hour ago to say that he is still waiting for my reasonable offer.
I'm filling in the paperwork for my dispute and writing a statement.0 -
See Shelter's very useful guide over incorrectly protected deposits, including draft letter asking for compo to avoid the penalty..

Thank you I will look I to that, although I wasn't trying to get anything extra. Just what he owes me, but if he keeps on like this, I could change my mind.0

I think in these circumstances, my so-called reasonable offer would be very politely phrased thus:-
Okay, no sweat, no quarrels. See you in court, treasure!0 -
Exactly! I haven't responded, I'll just quietly compile and submit my dispute.0

            *Update*
This morning, as I was walking home from work my ex landlord sent me this:
"Since I have not heard back from you I will be deducting £50.00 from your Deposit and returning the remaining balance as full and final settlement. Upon banking the cheque you will be accepting that it is full and final settlement. Good bye."
Now, I spent over £1000 before moving in getting the property ready for me (my choice, I know and fully agreed with the landlord) and £700 painting it back to magnolia and various other things that the landlord insisted on. I complied with it all. My deposit is £685 so I won't even brake even.
I replied that "I will dispute it." To which he replied:
"In fact, I will go through the flat even more thoroughly now and deduct further monies for the kitchen and bathroom not being clean, the garden not being attended to after I paid all that money to have it all sorted and the rubbish you left behind. Good bye."
All lies and I have photos and video to back this up. Then another text in quick succession:
"P.S. And the poor redecoration. Do not expect much Deposit back after all those deductions."
More nonsense. My question is shall I include this in my dispute? He's gone from saying he wants £175 to £50 to £685!0 -
Do not reply any more - use the dispute service.0
