That's the same as with any sales job. In what other industry does the value of a product increase exponentially to compensate for people who dont buy?..... It wouldnt work in car insurance....
It's not increasing exponentially though, is it?
The vast majority of estate agents work on a "no sale, no fee" basis, which means a fee only becomes due upon a successful exchange of contracts.
There are those house that for whatever reason do not attract a buyer. Then there are those where a sale is agreed that for a variety of reasons do not reach an exchange of contracts.
Like it or not EAs will still have incurred the expense of marketing these properties, and will not receive any payment to cover these costs.
What other method of charging do you propose?
Seemingly the only alternative is to charge each seller upfront, regardless of whether their property sells. Which is unlikely to be terribly popular when a seller is offered the alternative of only paying, albeit a higher figure, when the sale successfully goes through.0 -
Most EAs seem unqualified parasites, just sell the property yourself, use an online service to get your property promoted, do the rest yourself.0

People get the agents they deserve.
But when it came to communication, they were rubbish. Buyer requested stiff shower dial was fixed - we did it immediately and told EA to tell them. They didn't. Told them a zillion times where we were moving to, yet they asked nearly every time we spoke. Asked them to chase buyers re getting a structural engineer round and told them weeks in advance when we were on holiday to avoid it clashing, but they booked him in for the Friday we were going. There were loads of other niggly things that they should have known simply by opening the file before ringing me (I often reminded them or repeated something I'd already told them, only for them to literally open the file and say 'oh yes, there's a note on the front of the file'). Got fed up with hearing it tbh.

Most folks who sell houses work for a living, and aren't available to take calls, conduct viewings, negotiate with buyers etc etc during the working day.
All other professionals involved in the sale (surveyors, solicitors, other agents) will be working a core 9-5, and typically won't be available evenings and weekends.0 -

Only thing i've not done is sold a property through an estate agent, other than that i've dealt with 30-40 for renting/viewings/negotiations best guess, they dont offer much value, its a pretty decent sample.
Advice still stands, use online service and sell it yourself if you can.0 -

Depends a lot on the property in question, and where it's located.
That advice may be perfect in some cases, disastrous in others.0 -
Given there are about 15,000 businesses that operate as estate agents in the UK, I'd say that's a very small sample!
No its not a small sample when a very low percentage of the 30-40 actually provided decent value. Bad logic skills is common with EAs.

Hardly surprising, given 'online' sales sites barely existed 10 years ago. Yet, still account for only 6% of the market.0 -
