Energy Certificate - EPC Rating

Hi
I am in the process of buying a house which me and my wife have loved to the core, due to it's available space, location and ofcourse extention potential. However the EPC certificate has come through with a F37 rating ( Floor and wall rating are based on assumptions). Should I be worried?
any opinions?

Your post is too vague. If it's a 6 bed Victorian pile, then heating costs might be higher than you would want to pay, especially if it's in a conservation area or Grade 2 listed and things like external cladding cannot be done.
OTOH if it's a bog standard, small terrace, with absolutely nothing done in the way of loft insulation etc it could be improvable and within the bounds of reasonableness for fuel costs.
They do make assumptions when doing EPCs if the info isn't to hand. It's a case of rubbish in - rubbish out. The assessments are very variable in quality.
But you'd have a buildings survey on a house rated like that anyway, wouldn't you?0 -
EPCs are notoriously wet-finger-in-air. The assessor has to be able to kick/prod/lick each and every single item to be able to put a tick in the box - and if things aren't verifiable, they have to be assumed to be AWOL.0

Solid floors? Single glazing? Solid walls? No loft insulation? Open fireplaces? Old boiler? It depends on the age of the property and the condition.0

Well if you are going to do a lot of work on the property then the EPC will change.
I fitted 10" of loft insulation and had cavity wall insulation installed.
New LED lightbulbs and an A rated gas combi boiler plus a new extension built to modern standards of insulation meant we ended up with a B rated house.0 -

F37 is quite low, mine is C70, the England average is D60
If you go online, the EPC web site does give information about how to improve the rating.

I have just been looking at my neighbours reports, they score differently, just because the assessor assumed hard floor in one house, and suspended floor in another.0

F37 is very low - that would normally suggest electric heating to me rather than a gas boiler. If so, then it could be much more expensive to heat.
If you PM someone here the full address, they could look it up on the EPC register and provide more specific advice.0 -
