Sole agency means that one single agent will be working to try and sell the property. If they introduce somebody who goes on to buy it, we pay their commission.
Sole selling rights means that if during the time we're under contract with the agency I mention to my hairdresser or my cousin or a man on a bus, that we're looking to sell and they decide to buy my house, not having any contact with the agency, even though they've not been involved in the transaction, the agency would still be due their commission.

I swear I actually saw this happen in front of my very eyes. My brother and I were playing with a soft bouncy ball, approx the size of a tennis ball. It bounced on the living room floor, hit the gas fire (which was off) and vanished. Never to be found. Not even when the fire was serviced.

We've been cleaning and cleaning and cleaning... photographer coming to take photos of the house this week. Moved a sofa in the lounge. Can't remember the last time we moved it, obviously a long time. Found 3 cat toy mice and 9 balls. Some of which I swear I've not seen before. And a lot of dead flies and dust.
Some stuff has been moved to the loft. It feels a bit like defeat, but needs must. Some bits have been identified for the charity shop. I've found I can store the ironing board in our airing cupboard if I tie a leg to one of the shelves otherwise there's the danger of it falling on somebody if they open the door. Normally it's always up ready for use in a spare room, but of course you can't live a normal life when you're trying to sell can you?!
The house has never been so clean, I just hope we can keep it this way without too much effort and that somebody rushes to buy it!
We've decided we're using the bath instead of the shower for a while as it's way easier to keep the bath clean. And we're not using the lounge which means I can take the throws off the furniture. Muddy pawed cat not allowed in.

Spent the day in garden - pottering mostly but looking at getting greenhouse ready to repair after near neighbour accidentally shoved a dry stone wall into it:eek: Found a box of stuff in there I put in when sorting out shed in autumn and forgot over winter - a box including soft toys:o Disturbed a couple of mice which had made a lovey nest from the arm and stuffing of a teddy:o:o.............not sure what to do with teddy - could sew up were arm was and have a perfect prop for 'circle time' discussions or sew him up and donate to CS and hope someone can see the potential..........feels wrong to put him in wheelie bin!!Be the change you want to see -with apologies to Gandhi

It's Easter hols here, so DS2 has agreed we will tackle his room (and the stuff which has spread everywhere else in the house...…) He's made a start on sorting Leg0 in the family room the past 2 days (and is doing more as I type) - no Leg0 will be going, but it would be good (for him) to have it better organised (he gets sets and creates his own things all the time, rather than anything suggested on the box...) This morning we've tackled his bookcase (ceiling height 1kea B1lly with extra shelves and double stacked on some) - cleaned and end result is a large pile of books to DS3 (DS3 doesn't see the benefit of all of them! - some are non fiction/ useful for school type), a small pile to CS bag, a pile to try and sell on fb00k (excellent condition sets), a couple of sticker books virtually unused to shoebox appeal (they'll use the sticker sheets - Leg0 and angry birds ones) and a couple of old (completed) activity books and a fun facts magazine (from 2006) to the recycling box. I'd call that a reasonable start
:T :T We've also identified a large poster he wants back on his wall and have come up with a better way of sticking it up than previously (when it often used to fall down) - so that's an item removed from the floor
(although it's currently not yet stuck back up - it's sitting on DD's desk - I want to clean his room before I put it back up)

Been busy doing household things. DD2 filled in for a local netball team and was so cold when we got back that we put the heating on. She has had me chuckling today as it was nice and sunny so i told her she was not staying inside all day. I went to take her sister to work and came back to find her asleep on the sun lounger under her duvet in the back garden! Technically she had acted upon my request.

I had two big storage bag/box things under my bed and now I have none! I'm using the hangers I have as a weird sort of cap to the number of things I can keep- no hanger, can't keep it! Might not be sensible but it helped me part with some things.
Need to decide which but to tackle next weekend!0 -
What to do with boxfuls of children's videos, many Disney? Hate to just throw them away! But would I ever get around to Ebaying them and some are probably spoilt in places.....0
