Stopcock !!!!

Anyone know whose responsibility the outside stopcock for my property would be, Water company or mine. It appears to be seized up and I need to change the main stopcock in the house as thats definitely seized!

Not sure where you live -however I can give you United Utilities stance.

The Mains Stop Tap is the responsibility of UU, however will not be fixed as an emergency. Under OFWAT regulations UU have 12 weeks to mend a mains stop tap.

In order to change your internal stop tap, they would advise you to use the freeze/squeeze kit (available from DIY's for approx £10) that would either freeze the supply or clamped it whilst you repaired the internal stop tap. Or they would recommend that you contact an WIAPS (water industry approved plumber) to do it.

I don't know whether other water companies are the same though.

    HTH.

Although thats because he could reach down to it, just. If they have to dig the pavement up I think it may takes ages.....

All stop cocks should be accessible.. otherwise they would be pretty pointless! :)

United Utilities would tell you that it doesn't matter if your main stop tap is not accessable as UU don't use them anymore, they use valves and nobody apart from them should be using them anyhow.

In the past UU have located mains stop taps as a routine job, however this is not a service they now offer.

If a customer or their plumber does use it and breaks it, UU will charge them £250.....and they do!

i find it hard to believe they managed to change your stop tap in 10 mins externally... as if it was seized they would have had to cut the pipe to remove the old stop tap....i would be checking if i was you to see exactley what they have done....!

the main stop tap is only the responsibility of any water company if its in the public footpath...if its in your garden it is down to the houseowner to maintain..
