Very good. The property is at auction, so will probably go for more than 38K in the first place (as most properties sell for a good margin over guide), and also is likely to need a good level of work.
You then show a "similar" property in an EA window in good condition in two years time for over 50k, and hey preso, you're "prediction" is validated.

nethouseprices shows Perth Street as having 8 sales recorded so far this year with prices ranging from £40,000 and £51,000 but average £45,771.
I bet the first 8 sales after 1 Jan 2009 are 25% higher.

I'll have a tenner charity bet with you if you like. My belief is that house prices are going to fall and it's the hellholes that are going to be hit hardest.
Ten quid to my charity if the average of the first 8 sales on Perth Street , Hartlepool after 1/1/2009 is less than £57,213.75. Ten quid to yours if it's £57,213.76 or greater.
