Looking for a flat to rent in Edinburgh

I am a software professional and I will be relocating to Edinburgh from Belfst by 15 Nov as I will be joining a financial IT company on 19 Nov. I am looking for a decent 1 bed/2 bed flat near City Centre. I would be very grateful, if people could advise me on any letting agents. I will be able to come over to Edinburgh for a view.

Appreicate your ideas/help as I am finding it very difficult to get any response from the letting agents.

I would be very grateful, if you could kindly reply.

    Rather than give you specific companies just Google "flats for rent in Edinburgh"
    Or type in ESPC.
    If you need info on areas just ask and I'll advise. ;-)

    I lived in Edinburgh as a student and some of the rentals there are fantastic but there is always a lot of competition for the good flats.

    A fantastic site which was invaluable to me was 'Pastures New' which has a whole guide to renting in Edinburgh, details of most (if not all) of the agents and a property search function...

    You could always try squatting... find an empty property owned by a big property investment fund and just move in... they really wont care.
    Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.

    squatting in scotland? :confused:

    unfortunatly rentals are in high demand in edinburgh.
    even more now as the huge influx of poles have pushed it more and prices are rising.
    i reneted from steyn lettings and whilst not the cheapest they do deal with maintenece and the like very quickly.
    they list on citylets as well

    Not all investment properties are Buy-To-Let... the ones owned by big investment funds are Buy-To-Sit, and are left empty indefinately.

    You see it's due to how the finance world works... if they leave them empty they are an asset, if the rent them out they are a liability, as those pesky tennant will expect the properties to be maintained, gas cert, boiler repairs etc and that takes time and effort.

    BTS property investment funds buy the places with cash and leave them empty, either to make money through HPI or as a long-term hedge against inflation.

    There's also a big tax-avoidance scam going on where small-to-medium sized businesses use the companies profits to buy properties then leave them empty. This is classed as an investment and means they don't need to pay any corporation tax, as they haven't technically made any profit.

    Most big property investment funds will have little knowledge of the properties, with them generally being bought unseen. At most they'll know the address and current value.

    If you move into a BTS place then they will have no interest in paying good money to kick you out... the most they need to do is send you a letter every 12 years telling you that they own the place, thus depriving you of the abiity to claim ownership based on unopposed occupation. Generally, provided your not wrecking the place, it's in their best interest to leave you there.

    Very nice but there are no Squatters Rights in Scotland. The poilis would have you on your toes quicker than ... ;-)
