2 month notice from Landlord - when can I leave?

Hi All!
My Landlord is selling the house that 2 friends and I currently rent. We are all jointly named on a fixed term contract that ends in July 2018.
The Landlord wants to sell the house by/on 8th April 2018. He has not yet issued a 2-month eviction notice.
I however, have the opportunity to move in with friends at the beginning of February. If anyone can help with the below that would be great:
- If he serves the 2 month notice period can I leave without my housemates having to cover the rent?
- If I serve a 1 month notice period will my housemates be expected to cover the rent?
Any help much appreciated.

Does your contract have a break clause in it? If not you cannot be evicted before July 2018 regardless of what your LL wants nor can you hand in your notice without being liable for the rent.
I thnk you could agree to a mutal date to leave - but eveyone would have to agree to it tennants and LL.0 -
Is he selling to another landlord? If so the tenancy runs on unaltered.0

If no break clause, turn it around and tell him you would consider leaving early for a payment.:T0

Speak to the landlord and see if you can't come to an agreement.

When my tenant wanted to leave before the statutory notice was up, we came to an agreement whereby he left 2 weeks early as he had bought a house of his own.
I adjusted the rent pro rata to reflect his usuge up to the day he left, not the end of the notice period.
Ask your landlord, they might be as nice as me :-)0 -
Good advice above, but
Bear in mind that you have a joint tenancy. Either it ends (through mutual agreement, end of fixed term etc) and you all leave, or it does not end, and you all remain legally tenants.0 -

You can LEAVE any time you like - tomorrow morning 10:37am if you like.
However if you wish to avoid being liable for rent try to align the valid notice from all tenants with your leaving date or come to an arrangement (surrender) with landlord.0 -

assuming you haven't broken the tenancy agreement in anyway,
the LL can't serve section 21 notice expiring before July 2018,
and it would take a few more months before you are evicted.
Is he selling to another Landlord?

you're all one unit, so either you all leave when valid notice expires or you're all jointly liable for the full rent. There's no 'your share'

Two issues:
1) unless there's a break clause, neither the tenants nor the LL can serve notice expiring before July 2018. To terminate earlier, you would ALL (every tenant and the landlord) have to agree to a mutual surrender, specifying the rent due and date you're all out of the house by.
2) As joint tenants, you're all JOINTLY liable for the FULL rent. If some of you move out and some stay, you're still all liable for the full rent. There is no notice or share of the rent for just you - its all or nothing.0
