I have had in the back of my mind that there is potentially something the estate agent and buyer know that hasn't been passed around the chain.

Time for a frank chat with the EA. They don't get paid unless the sale goes through, get them to work a bit for their fee!

Yes, hassle the estate agent, they are the ones earning a goodly amount for very little work and must be desperate for their commission.
Asking your solicitor to do the same legwork may cost you.

    A trifle harsh!

Presumably you don't know what the EA is potentially being paid, or how much work they have, or haven't done?

To be honest quite a bit at least in my eyes and haven't seemed to get much from them throughout the process. I would have expected more urgency seeing as there are 4 houses of this chain sold through there agency, and the family below the top have already stated they are now viewing other properties due to the lack of information over the last month from EA/Solicitor.

BUT I do know that mine is doing very little for the almost £5k they are being paid.
However I thank you for your professional insight (and assumption) Surrey E(state) A(gent).

Yes I agree, it may not have been the best choice of EA in the end just happened the EA we wanted to use sent a grumpy member of staff to value the house and sell the agency and it put us off using them.
