Estate agent - false advertising help

This is my first post on here, I did a google search and come across this forum. Someone had created a thread regarding false advertising of estate agents but mine is different. I just want to ensure I have a valid point or not.
I put a £250 down on a new build house, just to secure it. we were sold the house with “incredible incentives” (as stated on the advert) but upon going further in the process no incentives have been negotiated, until I complained. They then offered to throw in an outside tap and under stair storage, but I’ve had to complain just to get that.
I’ll admit, it is minor but if I’m offered incentives on an advert, I’d expect them before I put a complaint in, not after.
Am I right in thinking this is false advertising or am I jumping to conclusions?

Just a Right Move disclaimer at the bottom of the advert. Would this be classed as T&C’s?
Also I’m not sure what a non-starter is, could you please explain?

I would have thought that you need to negotiate the incentives (and price etc) before you pay the reservation fee.0

Is the EA's text standard blurb for the whole site? Could be that some plots have incentives and others not.
Round here, some got just turf, some got white goods and turf and some got carpets/vinyls, all depending on which plots were regarded as premium, which sold first/had most interest and which ones they wanted to shift.
Flooring is the best incentive because you haven't got the hassle of moving your furniture in on bare floors only to have to pay the fitters to move it later.0 -
I know what a non starter is, but I thought regarding property there was possibly another meaning.
There are a total of 4 houses exactly the same builds, which have the same adverts. Other homes on the development are written differently.
I’ll admit, we were given carpets/flooring in all rooms but some rooms have since been completed (after paying the deposit) without consulting us. We contacted them and they stated because of the flooring quality (solid oak), we’d be happy with their choice, but we weren’t.0 -
I doubt there's any objective definition of "incredible". Could be "incredibly poor" incentives, after all!0

An 'incentive' is, by definition, something to encourage you to decide to buy.
So before deciding to buy, you should discuss and agree the incentives. You did not apparantly do this - you simply decided to buy without incentivisation.
Once you'd made that decision, why should the seller then incentivise you?
That's why any complaint would be a non-starter.0 -

Seems straightforward.
One of it's synonyms of "incredible" is "unbelievable" i.e. something that cannot be believed.
So, one cannot believe whatever the the builder says about incentives.0
