Dynorod caused big leak in ceiling, asbestos query-urgent plse

    Once your sitting at home comfortably, you could write to the tradesman informing him that they damaged the roof and as a result you had to pay for an asbestos test, and go through the trauma of a leak etc. You feel that they should cover the cost of the test. Take photos and document all the damage caused.

    Its up to you how far you want to take it, some companies dont want bad reviews to dog them over £50ish, some cowboys dont care.

    The important thing right now is to get the damage sorted.

    I'm totally confused now and bamboozled by all the different opinions on asbestos in artex :(

    When the builder came out, I mentioned my worry about asbestos, he said because they're not taking the whole ceiling down, they can cover the stain, holes made for drainage & crack with a sealant, then go over the whole lot, so there was no need to worry about the asbestos, which he said was minimal if there was some up there. I said that even if it was minimal I would want to know. When I asked 'so I don't need the whole ceiling down like my daughter had to have?' he said 'don't you think it would be in my best financial interest to do this, I would be paid more.'

    I have been sitting downstairs over the past few days as the ceiling is drying out so the smell isn't there so much. Wouldn't I have been exposed by now anyway, if there is asbestos? :(

    Fed up with this now, I thought I had it sorted, now you've worried me again re the asbestos. I can't even afford £50 to get it tested for asbestos, I've just started drawing my pension and don't have any savings.

    Sorry if thats caused confusion. Its really hard to give accurate advice without seeing it. What I'm saying is, if your that worried about the artex then get advice from a pro.

    After a boiler installation, I had holes in the artex ceiling where the pipes had been installed. It had been like that for weeks, asbestos company just told me to put polyfilla on it and not to worry.

    So what you can do at the moment, is just put polyfilla on the damaged artex, thats enough to contain it. Artex is a low content asbestos product.

    Update: there is asbestos in the artex and it has to be encapsulated, so I will have to get out of the house while it's done. Dehumidifier and air blower running 24/7 since yesterday, apparently I should have been given one right at the beginning. I asked but they said I didn't need one and wouldn't let me have one. This nightmare with Dynorod goes on and on.

    In other words, they will be skimming the ceiling and leaving the Artex in place. Going down this route, you will have a very damp house for a few days whilst the plaster dries out. At some point in the future, you may also get brown stains appearing where the original ceiling had got wet.

    Stangely, when I had my ceilings replaced and all the walls skimmed, I didn't need to get out of the house, even for a few hours, nor did I use a dehumidifier. Airing the house in the daytime was sufficient. It wasn't that bad.

    It's slightly sagging in one place, and originally the builder said he could screw that part back in place to the joist, use a sealant over the damp part (that he said was just about dry - WRONG, there has been nearly 6 inches of water in total from the dehumidifier!) and then paint over the whole ceiling. He said the seal would stop any damp patches coming through and staining the ceiling! Why would there be plaster used if the ceiling is just being painted (apart from the sealing)?

    Now, since the asbestos person has come back and said it tested positive for asbestos and has said it has to be encapsulated, I don't know where I am, because the original builder is still booked in to do the job. But he's the one who wasn't bothered about asbestos. :mad:

    I'm being told different things by different people, it's driving me mad. Originally the builder said I'd need to get out of the house for the day. When I said I didn't know where I'd go for the whole day, he said 'go down the pub.' then I phoned the builder's company and questioned having to be out, the woman there said there was no need to go out, just keep out of their way.

    The asbestos man has since said I need to be out of the house while the asbestos is encapsulated..

    The bloke came out to look at my curtains and carpet on Thursday, which had been damaged by the leak and he took readings with his machine, several areas beeped very loudly and showed a high reading.

    When the builder did this when it first happened, he used the machine very casually in a couple of areas, then put it on his hand to show that apparently it wasn't reliable (!) & said it was just about dry. Since then, as mentioned in my previous post, the bloke who came out to look at the carpet and curtains tested for dampness and it beeped loudly and showed high readings. He said the ceiling couldn't be tackled until it was dry and told me to leave the machine on for up to a week. He gave me an air dryer, which is blasting out nice cold air in this freezing cold weather, as well as a dehumidifier - the noise from both is so loud -and the dehumidifier has removed a lot of water, even though nearly 3 buckets came from the ceiling originally when Dynorod made three holes in it.

  • I did not have to leave the house when the asbestos specialists cut a hole in my kitchen ceiling artex, I was only excluded from the kitchen itself.

    How strange that I've been told this then. I was told the area would be 'curtained' off and I would need to be out of the house. This was from the man that took the asbestos sample.

    Edit: I should have said that it's an open plan living room, so no way of me shutting myself in another room unless I don't want to eat or drink all day! Perhaps that's why?
