    Could possibly gut the place to a square box and start again :).

    less drastic is considering other options for the stairs, you are not fixed with the current location although that is where the hole is between floors.

    if you are going to be digging up bits of garden some new drains on the south side into the existing sewer would give a lot more options for kitchen and bathroom along that wall moving the kitchen to the front so the living rooms are on the quiet side get some windows onto the garden.

    does the ceiling price for the area give a big enough budget for major works.

    I like your idea with reversing the staircase. The though of having an open landing by that big front window would give that wow factor. Now Ive got some ideas I think I need a professional designer/architect to walk round the place with me and make sure the 'flow' is right.

    In regards to costs, Im not kidding myself this is going to be a cheap job and think I have a sensible budget. Im not doing this for a quick resale, but at the same time I dont want to lose money! It will depend on what quotes the builders come back with.

    Thinking about it a bit more if I could get the services in.

    I would look at moving the kitchen to the front right and plan the back room on that side to open out through the current porch with garden access.

    There should be enough room to make a good utility, kitchen, family room.

    the front left room could become the dining room and the back left the snug/sitting/TV room, you could open up to a dual aspect getting sun in the morning and evening.

    We have a north facing living room and really like it as it does not get hot in the summer.

    Any plans from architects or otherwise in the pipeline or quotes from builders etc?

    Haha - thanks for following up.

    Ive measured the rooms and Ill be playing about with it in CAD to see where I can squeeze in showers etc...

    Ive decided to go the cheaper option and ONLY move the existing ensuite and enlarging the bathroom a little. It was just getting too expensive with moving staircases around (although that would have been great).

    Ill upload a plan next week.

    I dont have the budget for an architect (I did look around). So Im reliant on builder's experience. However, it did cross my mind to contact the local architect college and see if a student wanted to do some work experience. I would imagine it would look good in their portfolio having a live project that theyve worked on.
