    Wow, reversing the stairs, thats quite ingenious, I never would have thought of that! Great idea of having an open landing which is flooded by light from that big window.

    Ive just quickly mocked up the new floorplan based on getmore4less's idea (I hope Ive understood correctly): http://79.170.44.76/progress-dev.com/floor-plan3.jpg

    I like it! If theres the physical space for it then that would solve it. The only issue I can think is that - to get to the stairs - you have to walk through a lounge and round a corner. This may not be an issue - I dont know.

    Doozergirl: Im keeping an eye on this thread, so would be really interested to hear your thoughts. :)

    Just thinking, from your floorplan it looks like 3 of your bedrooms will be reduced in size.

    Bedroom 1 because of the ensuite for Bed 3.
    Bed 2 to accommodate the new landing.
    Bed 4 to accommodate a bigger bathroom.

    You need to think about the size of the bedrooms you'll be left with.

    Have you done any measurements to see how this would affect the bedroom sizes.
    You don't really want to be left with one master and 3 small bedrooms.

    I would put the ensuite on the party(left) wall running pipework out the back to run to the existing soil down pipe.

    pinch a bit less from Bed 1

    Could probably pinch some of the landing to get the shower in the main bathroom using less of Bed 4 and still get a door into bed 3.

    The other thing is what size shower are you thinking of? the one in the example looks a bit small.
    When I was looking at extending an ensuite I thought 1200x800 was min size to go to, existing was 760sq.

    IME between wall you need 2.4m min for a double bed and walk down each side for a bed area.

    I havnt done any exact measurement yet, so this plan is academic at the moment. Ill try and measure up so I know exactly what proportions Im working with.

    Ah yes, I thought of that, but then thought it a bit weird the bedroom being sandwiched inbetween the ensuite and the bathroom. Maybe its not weird? (Again, Im talking from complete ignorance of these matters!)

    Makes more sense to me that the ensuite and bathroom back on to one another (ie. share the same internal wall) if that is possible.

    Yes - that does make more sense, but because of the window placement, the ensuite would have a big window and the bedroom wouldnt have one! I could always put in a new window of course.

    Another thing you will need to consider will be any changes to the heating system and hot water supplies.

    Radiators if used can mess up furniture placement.

    although B2B bathroom ensuite is practical you end up with a mini corridor into bed 3,

    It may be possible to have both bathrooms accessible from the landing that might sort out the access to a shower not needing one in the main bathroom.

    Might be worth getting an opinion on what options you have with the load bearing walls.

    Yes. The whole place needs rewiring/plumbing/heating etc... This is why Im keen to get the plan sorted as that will dictate where radiators/light fittings/sockets etc go. So much to think about! :/

    The builder said they could move any load bearing walls as they would use RSJ's etc...
