Gwendo40 I don’t appreciate your implying that I am greedy. My property was valued by 3 Estate Agents at the same price and I ultimately used one of the said Estate Agents to sell my property. After 3 viewings an agreed offer (below advertised value) the buyers then withdrew after we refused to reduce the price further. Due to the time this took and our desire to sell we reduced the advertised asking price. I am not greedy and unrealistic, I took the advice of property professionals in the first instance but am also not going to ‘give’ my property away.Darren :beer:0

They seem to have an extensive contact list of property buyers and investors and can achieve a quicker sale.
Don't these property buyers and investors look at Rightmove? Wouldn't they see your property there if it was listed by another EA?
To be fair, some EAs are better than others at pro-actively selling properties. But don't assume that this EA is good just because they say they are.
But I guess if they are offering a standard EA contract - with a short minimum contract period (e.g. 6 weeks) and 'no sale, no fee', and no 'traps' in the contract, you don't have too much to lose.0 -
I would try another agent - I'm in Sunderland too and some agents are really poor.
I think if you're willing to accept a slightly lower offer, then switch to a better agent and market at the lower price.
Its a nice area where you are but the bathroom picture would put me off straight away, the bath takes up all the floor space and looks tiny (sorry!)The trouble with having an open mind, of course, is that people will insist on coming along and trying to put things in it.0 -
a decent agent will keep working the listings getting them pushed back up the list by tweeking them, but you need to bear in mind we are probably coming into just about the worst time of the year to be trying to sell a house.
If you are still considering using a home buying company, then the best piece of advice I can give you is;Take what they say with a HUGE pinch of salt and read every single word of the contract.
Make sure you understand every single word.
.... and take legal advice if you don't understand. Whilst they may not actively try and screw you over, they will do everything they can to stack the deal in their favour.0 -

It looks like a well presented house with no issues that has only been on the market since 1st September. I would reduce the asking price by say 5k or down to 94999 and change agent.
The autumn is not best time to sell as people will now be not wanting to have a move hanging on til after christmas.
Can you go into rented accommodation if you get a seller? That way you can say truthfully that there is no chain.

They do have a house buying service where they admittedly offer less than MV due to the nature of a quick sale and profit required for the company but their selling service seems very similar to that of an EA.
So does the contract guarantee you an immediate sale at 85% of your home's independently valued figure?
If so are you happy with this?
If so why not just advertise on Rightmove at 90% of the market value for a week or so and see what happens?Their fee is £2995 plus VAT so not much more than an Estate Agent.
That fee sounds very expensive to me. I've sold two houses in the last few years (£200k+ and £400k+) and both times the EA fees were around £1000.Every generation blames the one before...

Which agents did you sell with for £1,000? Were they one of these online agents like Purplebricks? When I was looking I found a lot of the lower cost ones charged you up-front (I have a friend who is still selling with Purplebricks as they charged him no matter what, so he doesn't want to defer to another agent at additional cost)0
