Landlord lied about the flat - how to get money back?!

    If that's 4 weeks' rent and 6 weeks' deposit then it's 200 quid a week. I don't like to say this, but that's a bargain for private lets in central London!

    Afraid I agree...£200 in Westminster is very very low rent for a one bed flat. Which part of Westminster is it?

    In nicer parts of the London suburbs that might get you a studio.

    The vermin in the flat need to be dealt with, and that is the landlord's responsibility. Yes, the council are the best people to do the work, and the landlord should pay the bill. Simple. (In the past, as a private landlord, I have paid for the council to deal with a pest infestation at my property. No big deal.)

    As for the "poison" issue, ask the pest control people whether you would be at any risk if you lived there while the infestation was being treated. If so, then you can reasonably expect your landlord to pay for you to stay somewhere else until it is safe for you to return to your home. If they say it is safe, then it is safe, so don't worry: they are the professionals and know the situation.

    Anyway, you are still bound by your contract. You can reasonably expect the landlord to deal with the problems you mention, but s/he can reasonably expect you to continue to pay rent for the period agreed.

    As for the shouting bit, it does sound as if you were shouting first. And the landlord should also be allowed to live in peace and quiet.

    Come to Bermondsey near me. We pay 285 for a 2-bed 2-bath with a vast living room (and so far no 'little friends'). Reasonable 1-beds going for 180-190, and it's nine minutes on the tube from Westminster.

    I guess for 200 in Westminster it's down towards Pimlico, or else the bit of Maida Vale / Paddington that's in Westminster.

  • your situation sounds awful, i hope you get it sorted asap. about the mice, we had a little visitor a couple of months ago. bought a plug in repelent from b&q for £15 and a humane trap. he's never been seen since. can you report the land lord for letting poor quality property to the coucil? or contact environmental health? good luck.

    Well, I will answer that one once I see how many of them - on this site - denounce this particular landlord's appalling behaviour. Do you denounce or excuse his actions? So far, this thread is a little short on postings from LL's. There is no way that you would stand for this poor lady's situation ..... so lets hear some condemnation of this LL from you!!! ......... or don't you care?
