ID form for land registry

I was charged the same reasonable fee when I had to swear an oath at another solicitor. I thought it was a flat fee, maybe I'm wrong or live in a less affluent part of the country.
Oath Fees are set by Statute and are the same everywhere - £5 per oath + £2 per exhibit (document attached to the oath/affidavit). The fees have not changes in decades!
ID1s are not oaths and are not covered by the rules so it is up to the solicitor.
The form requires the solicitor / conveyancer to say that they are satisfied that the photos they've been provided with is the person they met, and to keep records of who they had completed the form for, it's much more onerous than just doing an oath, and could potentially put the solicitor in a position where they were held responsible if it turned out that the person *wasn't* who they claimed to be.
For this reason, most solicitors will charge much more to complete an ID1, or may chose not to do them at all, as there is a potential risk to them with very little benefit.
I know my solicitor has a blanket policy that they don't do ID1s.
make sure when you phone to enquire that you specify that you are asking about getting an ID1 done, not just getting ID certified (it's common for solicitors to be asked to certify copies of ID documents, which is a different thing!)All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
I went to the solicitors that dealt with my house purchase 4 years earlier and they did it for free as i was a 'customer'0
