Last minute request for cash towards replacing boiler in the future

    Dave is indeed right. It’s harder to find a buyer for a house than it is to find one to buy. Offer them £500 on condition they confirm an exchange date. If you don’t sell to them you could be waiting 6 months+ to sell to someone else.

    Dave has a point. Offer them a modest/ token sum for a prompt exchange but it's going on the market again if they're not keen enough to go for it.

    If they don't go along with that, you never had them in the first place.

    If I'd met the buyer, I might have a better idea of how they'd react when I said, NO!

    Why not call their bluff. Tell them the house will now come with a brand new boiler, but the price is now £5000 more than the accepted offer.

    If they pull out and find another, it prob won't have a new boiler. It may need windows replacing, rewiring, reroofing, etc. The chances of finding something perfect are remote unless it's a refurb or new build. If that's what they want, tell them to go buy one.

    Some refurbs are done on the cheap, too. Near us a house has three different exterior door designs (obviously what was going on sale) and the windows don't match either (of course many homes have a few different windows, but these are usually by the same company so frame thickness and window ledges match).

    Actually did think that too. Not something I'd pick for that reason. I think it's what their buyers are looking for though lol. All fur coat and no knickers.

  • Hi all! Back on this thread to post an update. It took a while, and our buyer had a complete ‘toys out of the cot’ moment at one point... but she’s backed down and agreed to exchange with no further conditions! I’m glad we stood our ground. At one stage the estate agents said they’d knock money off our fee so they could give it to her, just to get things moving. Luckily for them it never came to that. It’s all been so horribly stressful though; there was just no need for that sort of behaviour. We still don’t have an actual completion date, but she appears to have decided on one for herself without consulting anybody else in the chain. How do I know? I received a letter today, addressed to her, at my current address from my water supplier. She has phoned them, said she’s moving in a week on Monday(!) and has managed to shut my account down from that date! It’s all sorted with the water company - I have explained she is a bit, errrrr, unusual! Let’s just hope she doesn’t turn up that day with all her stuff and try and boot us out of our house! :rotfl:

    Completely disagree, she is a lot errrrr, unusual. Unless someone spells it out for her, she may well turn up that day
