Cellar conversion ‘does not comply with building regulations’

    Yes, both rooms have windows (one decent size and the other very small). Both windows open and there are extractor (I think?!) fans.

    Again - how recently converted?

    A few years, and any problems of damp woul probably be showing by now. If done this year, the damp could penetrate through next year......

    And flooding? If the water table rises in heavy rain, or nearby drains overflow/get blocked, is it suffciantly 'tanked' to keep out the water or will that nice shower become a bath...? Building Regs are there for a reason

    It may simply be a paper excercise - a job well done but no paperwork applied for/issued.

    It may be a bodge job that will indeed make it uninhabitable.

    Sorry, I did reply but couldn’t work out how to bold it.

    It has been converted in the last few months I think.

    Ah! Sorry! I see that now!

    First thing to do is to speak to the surveyor to understand why they feel building regulations were not complied with.

    The stairs at the top of my cellar enter in to my dining room. The building inspector was not happy with this, unless and alternative means of escape from the cellar were provided, in case there was a fire in the dining room, and someone was in the cellar. Just a potential reason why it may not comply, despite the actual work being to a good standard.

    Speak to the surveyor, once the reason is known it will then be possible to look in to solutions.

    If it's only just been done then the Building Control approval certificate should be available. If it isn't it's a bodge.

    Of all the things you can circumnavigate by using an indemnity policy, don't ever do it with a cellar conversion. Regs or no deal.

    Surely there are at least a few possible outcomes in between bodge job and conversion fully signed off?
