Kessington AIP accepted then declined. Help please

I hope someone can advice please. So our morgage broker got us an AIP with kessington morgage, few day ago I noticed on clear score Kessignton entered a wrong date of birth. We contacted the broker immediately and realised the mistake had come from the broker and they had used this wrong date of birth on our HTB application. Anyway he assured us he would change this with them and on our submitted HTB application as well.
My husband received an email from the broker to say Kessignton had declined our AIP on the basis of affordability! I am confused. What changed? Why where they ok giving us an AIP few weeks ago only to decline after my date of birth was corrected. (The month was wrong they put down oct instead of Dec) he has gotten an AIP with precise but I am not as hopeful anymore.

    When submitting an AIP to kensington we have to put figures in.
    When Kensington get hold of bank statements, they will go through your bank statements with a fine tooth comb and allocate everything to somewhere.

    So where as with most applicants to Sainsburys or Tescos and £50 a week, I Would then round that up and say £200 a month on food. Most lenders would be ok with that, but Kensington would look for things like costa coffee, and co-op corner shop etc and bang that on also.

    In saying that, a case does not get declined on affordability usually. The lender would come back and say we wont lend x but we will lend y and then it would be a case of seeing if you can plug the gap.

  • Kensington are a funny company like that. I had a lot of hassle trying to get a mortgage from them after advice from a broker. In the end I found out my credit wasn't quite as adverse as either I or my broker thought as we were accepted with Halifax when I went direct.

    Thank you for your reply. We have not actually applied for the morgage yet so haven't submitted any bank statement or documents yet. They gave us an agreement in principal 2 or 3 weeks ago and when the broker co tagged them to change my date of birth the declined us an AIP on affordability. Now I am worried about the HTB application which they also had to update with the right DOB. Do you think our broker isn't telling us every thing?

    My husband has a satisfied ccj over 2 years old. Halifax wanted 20% deposit and NatWest declined. I was even surprised he went for NatWest as they are quite strict. Now he is going for precise I am beginning to doubt his judgments. So frustrating.

    Natwest are actually quite flexible at the moment. 90% of what I do is adverse and I am using Natwest a fair bit. I dont really like to call other brokers as they are working on a lot more information that I have.

    I do not want to say they have done anything wrong, just that I do not think they have explained the issues properly or have tried to butter it up possibly as it is never nice to give bad news...although I prefer to just be blunt and honest personally.

    I have a gut feeling it has to do with the misinformation (wrong date of birth) the morgage broker provided initially. And if that's the case if that enough to decline us. Is there a way to ask the broker for proof for the reason provided by kessington?
  • As per another story on here.., when we applied via a broker, we were refused by all normal building societies. The broker said we couldn't get a mortgage.When we applied direct, we were accepted by the first one we tried.

    So we met with the broker today, and realised he had submitted wrong info in on the price of the property. He used 169.995 for a property of 157.995! Where did he get that info from!! Plus a wrong date of birth. He said Kessignton interest rate went up in the last 5 days so it "affected" our affordability. Few months back we got AIP from Halifax with another broker but when this particular guy tried they asked for 20% deposit. Now my question is can we get another broker before will tell the current one we don't need his services. Or can we even go direct. I am not confident in him.
