    I've never understood this rush to be in by Christmas. Last time i was moving at that time of year and had buyers wanting the same, I delayed it by about ten days, i wanted to be in start of the year when plumbers, electricians etc were available should they be needed rather than in the Bahamas.

    Also if you are exchanging or completing very close to Christmas and something goes wrong, you may easily have a period of close to a couple of weeks when solicitors, building societies or banks etc are difficult or even impossible to get hold of.

    Anotherjo, really do see your point, less than ideal for many reasons to move at Christmas, however we are keen to move in school holidays, any will do as we have 5 children and are moving to a new town, the older ones will want to find their feet. In an ideal world a Monday in the middle of summer would be my choice.

    If I can be in by Christmas it will be a small miracle, happy to give anything a go at this stage! Fingers crossed.

    Update!!!

    We are in our new home, completed on the 20th.

    Everyone pushed really hard, sellers this time were fantastic and quick with everything, the estate agent was brilliant at being in touch almost daily.

    One thing I couldn't find an answer to that may help others, changing my mortgage offer was very quick, valuation on a Thursday, had the new offer in my hand on the following Tuesday.

    Thanks to reading this forum, we tried really hard not to annoy the sellers and via the estate agent came to agreements on everything.

    They left me beer, tea, kettle, notes of where things are and a beautiful bunch of flowers!

    So happy, thanks all, hope you all have a lovely Christmas x

    Awww, that’s great news, I remember this thread from October.

    Hope you have a lovely Christmas, and that your original sellers don’t suffer a boiler breakdown, satellite malfunction or power cut over the holidays. Because that would be a terrible thing! :rotfl::rotfl:

    Had a few teething issues, oldest rolled the car, battered and bruised but OK!.

    Older ftb so expected issues..
