    Several factors we can't change, we are re locating so it's a little harder to physically check out areas.

    The sellers were very very keen at the beginning, they had all documents with our solicitor before we got our mortgage approved.

    As for the estate agent, we haven't had any contact for weeks as it got to the point our lovely mortgage broker had to tell her to back off as she was constantly calling and emailing myself my husband and the mortgage broker.... Guess that's good for the sellers not so good for us.

    Will take all advice on board and stand firm. We have started looking again, as we definitely need a plan B.

    Soon be Monday morning, should know more then!

    Hello all,

    Just thought I would update this thread having now spoken to the estate agent.

    We are indeed in a chain, our sellers have had and still have their sights on one particular property, the property in question is still on the market as the owners have yet to find anything suitable.

    I have been asked if I'm willing to wait 6-12 months! No chance.

    Estate agent desperate to know my mortgage offer expiry date so she can use this as a guide to possibly pin the sellers down.

    Sellers so far refusing to consider rented!

    Still keeping my hopes up but have actively started looking, I guess on a bright note quite a lot of houses in the area seem to have had reduced prices over the few months I stopped looking!

    Well all things being equal that puts you in a strong position, pass that information back to your vendor via the EA and tell them that whilst your offer stands you are actively looking at properties again.
    If there are a few properties out there maybe you can find one without an onward chain.
    If the market in their area is becoming over supplied then they are very foolish not to consider rented or friends or family as they will lose their buyer and end up having to re-market there house in a much more congested market.

    Great comments, I have said we will continue looking, thanks to yours and others advice my husband has been on a mission this afternoon, he has been into several agencies in the area, collected some property details and explained our good position.

    Lastly he, with an arm full of other properties from other agents visited the current agents! As we have done all but the viewing by phone or email I believe she was rather taken aback and seems a lot more likely to push for something/anything.

    We are re locating, otherwise we would have been in more frequently.

    I really feel for you OP, having been in a similar situation ourselves for 7 months.

    The bottom line is that the only thing you can control is how you choose to react to this situation, whether you walk away, or hang on.

    There's nothing you can do to make the vendors act more quickly. You can set deadlines and walk away if you so desire, but not make them go into rented etc., even if this seems by far the most sensible solution!

    You need to decide how much you want this house, how much hassle you will put up with and how much you really believe the vendors want to sell.

    We've stayed with ours for so long due to a shortage of similar houses and various personal decisions. In hindsight, I wouldn't have offered on it, if I'd known how long we'd have to wait (though I'm rather at the throwing my toys out of the pram stage!).

    We are very similar, I am now really annoyed by lack of communication as it was left so late in the day.

    Like you we have personal reasons for needing to move, two of our children are at a stage where we need schooling sorted ASAP, also new jobs.

    Not really relevant but I really don't like where we live and facing another winter here will be awful.

    Moving through the emotions at a rate of knots, toys have left the pram, foot stamping already done!

    Where are all the houses? Now looking at different areas completely.

    Will let the agents know we are viewing new properties starting Monday. As in by Christmas is now the challenge, well in anywhere really as gone past caring haha!
